We are due to have started by end of the week and we were told March (we have a double) so depending on the size of the place it's almost certain to be next year.

However, your proposed home did, at large, comply with the NSW Housing Code requirements (which are the NSW State Planning building code requirements which override Council) for Complying Development Certificate (CDC) Application. I received the invoice of frame and went to check on site. I found out that the frame hasn't been completed and contacted Mirvac regards to this. Mirvac said I still have to make the payment on time. Hi, Have the frames at least started. Technically you would have to pay if they will be completed by the due date. Otherwise, no. Bank won't issue funds unless that stage of the process is completed, is generally how it works. If it's the latter that's pretty poor form for demanding payment when they aren't entitled to it as yet. However I thought Mirvac would issue the invoice only after stage completion. Thanks for your reply that makes me feel better and more understandable of what Mirvac did. I think all you need to do is to ensure that the frames are straight so just buy a leveller so you can check this. You also have to watch out for timber frames that are correctly fitted. By the way, did anyone get a refund from the developer of the share of Council Rate which was paid during settlement? My understanding is that the amount due ending June 2016 has already been paid during settlement. We did meet with site supervisor at the end of the year and he indicated he through trades would be in starting this week.
