Any idea how much the land would cost in the avenue. Mirvac hasn't disclosed anything about the land pricing. Any type of info would be much appreciated. I spoke to them earlier. The prices are crazy decent size lot will cost around 480k. They are selling some of the extra small lots as well. 270-280SQM will be prices $1200 -$1300 per SQM. Their prices are really ridiculous. They are charging 200k for just basic plan which have no air con no landscaping. I was told today if I get my land I have to build it through mirvac and sorry to say Mirvac is one of the worst builders, they just want to rack in our money. I compared allworth homes designing in their package of 180k they are providing air con in it. If you want to include aircon in the package mirvac is charging 17k extra, I have dropped my plan. Will wail for some other release in schofields. Yea I Know same here. They have advised that if you buy the bigger lot its cheaper but small lot would be expensive so in the both situation Mirvac is winning. With the building prices I would suggest do some research. I have compared their prices for single story and double story and they are far too expensive than other builders. They have a basic plan stating at 200k which have no dishwasher, no air con, no wind screens, wardrobe is way too small. I have managed to secure a land through Oakland's estate, I am going to check this on Saturday and will also check the mirvac display home in Elizabeth hills and will review if they are worth spending this much of money. I am guessing land will cost you 480K + single storey house $300,000 + Stamp duty(not first time buyers)+ solicitors cost+sundry. Altogether will cost you $800,000 plus for single storey. It is bit expensive. I am just wondering how people will get loans approve with new loans regulations introduced last month. All depend on land valuation from the bank. As per Mirvac, there will be 2 contracts(land & house build) there are restrictions; once you signed the contract, you will have due date for the building. The biggest issue here is you can't sell and they will forfeit 10% deposit. Another issue is interest rates could go up by the time you sign the building contract. AND Assume; property market may crash, your land value could go down and bank may not approve funds for building. These are real dangers of having H & L packages. Allworth homes is giving better deal than mirvac. I have reviewed their building package and trust me its affordable but Mirvac is definitely out of my books as there is no point of spending $730k on a 300-350 sqm land. Mirvac played safe as in the early stage they never disclosed that if you buy land you have to build through mirvac. So most of us thought that we will buy land and get a builder of our own and start building with multiple or cheaper options. No one can do anything about it. If you refuse to buy 10 other people will run to grab it. Do not forget Mirvac bought this lot in July last year for $6 Million. They have subdivided into 90 lots. Spend money on roads and council fees/ development cost.
