Good luck for a Xmas move in! Custom build Northern NSW viewtopic.php?f=31&t=72217 Re: So, we have decided to build with Planbuild - Fixing! 42Dec 01, 2014 8:42 am Thanks TraceyWayne! We were very lucky indeed. The build is progressing well, but Christmas is coming on fast (only work 3 weeks away!!). They will get pretty close though and I still have hope!! I'll take liberty thanks. Re: So, we have decided to build with Planbuild - Fixing! 43Dec 17, 2014 9:42 am We went to visit the house last night and were pleasantly surprised to see the lights on!! http://s958.photobucket.com/user/hondae ... -%20Lights It makes such a difference seeing the place lit up, the missus was especially impressed!! The electrician was kind enough to show us through and point out some of the issues he fixed and problems he faced (he had to re-locate a GPO in the main bathroom and broke a tile in the process – bugger! ). It was good though because I was able to talk to our site supervisor and send through the issues so they can be sorted out before PCI. Thankfully the tiler needs to go back anyway to finish off the splash back tiles and the tile for the stairs so they can sort out the bathroom tile at the same time. Unfortunately it is certain now that we won’t get handover or even do PCI before Christmas . Painting seems to have been all done inside and out which is great and the quality seems pretty good. Paying for the extra coat of paint was well worth it I think. Toilets, shower screens and taps are all in which is great! The rest of the major work to be done is mostly on the outside. A feature retaining wall needs to go in at the front and the gas lead in needs to happen at the same time. Driveway and alfresco slab also need to go in and the turf needs to be laid. Inside I think it is only door handles that need to be fitted plus a few tiling bits and pieces. So, we are almost there but not close enough to do a PCI before Christmas. So close!! I'll take liberty thanks. Re: So, we have decided to build with Planbuild - Lights!! 44Dec 17, 2014 9:05 pm Ohh nice lights, try not to get too worried about PCI or handover, enjoy your Christmas and move later Custom build Northern NSW viewtopic.php?f=31&t=72217 Re: So, we have decided to build with Planbuild - Lights!! 45Dec 17, 2014 9:09 pm TraceyWayne Ohh nice lights, try not to get too worried about PCI or handover, enjoy your Christmas and move later This. I was happy that i won't be in until after Christmas. Too much i plan to do myself, and with everything closed, that would have been hard, along with the usual Christmas activities, i didn't want to worry about moving at the same time. Also gives me a reason to taken time off after Christmas My Noosa 23 Build - viewtopic.php?f=31&t=72782 Re: So, we have decided to build with Planbuild - Lights!! 46Jan 23, 2015 4:27 pm A lot has happened in the last week. We had our Handover Inspection on Monday and received our certificate of practical completion that afternoon and got the final invoice on Tuesday. PB has started working through the defects, but the weather today has stopped them pouring the driveway and alfresco slab. Very frustrating, especially considering it has been dry at our place for the past two weeks. It will just mean the pressure will be on to close everything out by next Friday as PB has committed to that date for handover. Hopefully will have a good news to report next week! I'll take liberty thanks. Re: So, we have decided to build with Planbuild - Lights!! 47Jan 23, 2015 8:40 pm Yay nearly there Would be frustrating about the rain but a week is not long to wait. Don't forget the pictures though Custom build Northern NSW viewtopic.php?f=31&t=72217 Re: So, we have decided to build with Planbuild - Lights!! 48Jan 28, 2015 10:55 am Some good news, the driveway and alfresco got poured yesterday before the rain came! Photos: http://s958.photobucket.com/user/hondaeuro/slideshow/Our%20new%20home/150127%20-%20Driveway I have yet to find out what sort of impact this rain has had on the rest of the outside work that needs to be done. Hopefully will find out more later today. Fingers crossed!! I'll take liberty thanks. Re: So, we have decided to build with Planbuild - Driveway 49Feb 09, 2015 11:06 am Sorry for the lack of progress updates, it has been a hectic few weeks because we GOT THE KEYS!! YAY!! Handover happened on Friday afternoon 30 January 2015 and we moved house the next day. Planbuild got the turf and gravel installed as promised and all the paint touch ups were completed. The only real problem was the bank. I called them about a dozen times but could not get onto someone to release the funds for the final payment. In the end we drew the bank cheque ourselves and got reimbursed the following week. Still, pretty poor form on their part considering how many times I had called and emailed them the previous two weeks preparing for that moment. In any case it was a big relief to move in before the birth of our first child (which is only a week away!!). There is still a bit to unpack, but at least we are in! A great tip we got from my brother in law was to hire an orbital machine from Kennards with the softest abrasive disc and give the tiles a good clean with some slightly soapy water (see photos) on the Friday night before we started moving. This stopped the tiles/grout from giving off that fine white dust which requires so much extra mopping and wiping to manage. $80 odd well spent. Photos: http://s958.photobucket.com/user/hondae ... 20Handover We have been in the house around 10 days and in that time we have managed to put in the letterbox, clothesline, blinds, security and alfresco awnings. I have also managed to keep the grass alive which is a bonus! We will start to get quotes for fences this week as our neighbours’ builds are getting close to finishing. We did come across a major fault while installing the blinds, it seems that no lintel/beam was installed above the stacker sliding door to support the architrave. As it was the architrave was not even fixed to the plasterboard and so there was a 30mm gap between it and the plasterboard. The only way to see this was to get on a step ladder and look from the top. Thankfully the guys installing the blinds told us about it and did not try to just screw it all together. The builder is coming out today to have a look and sort it out for us. The only other non-trivial things was a drain that had not been set into the ground low enough and so water was pooling around the collection point instead of draining away. Looking back on the timeline, from the first EOI deposit to the last handover cheque was a little over 15 months. Actual construction time was a little over 5 months. We did have to wait 3 months to take actual ownership of the land and we also lost about 4 ½ months actually commencing work on site so all in all it was not too bad. I think we will build again and bring all the lessons we learned from this one to the next one. I'll take liberty thanks. Re: So, we have decided to build with Planbuild - Handover 50Feb 09, 2015 9:44 pm YAY, you have keys!!! And you're moved in and your expecting your first baby!!! How utterly exciting for you You have done an awesome job and what a great tip about the orbital hire. Your home is looking beautiful and you've accomplished so much already. Don't worry about the lintel issue, I'm sure it will be sorted. The garden, driveway, colour choices are all great. I'm glad you came out of the build with the thought that you'd do it again, that makes is a successful venture. Enjoy and thanks for sharing your journey!! We are definitely enjoying it, it really feels like home. Carpenter and plumber are coming out today to sort out the issues, I am sure they will be fixed up soon (I just need to stay on their back ) I'll take liberty thanks. Can you give advice on how to get missing certificates needed for a form 21? Our bank requires us to provide one but we are missing 4 building certificates from our first… 3 71811 yes it does, you've just not understood it. theres a difference. 4 5322 Your house should come in "as new" condition.
