They can often hide allowances for stuff you don't require. "Council and other requirement" - what exactly are they charging you $13K for? You don't have to take it at face value and can ask them to sharpen their pencils. $3k for protection of overhead wires will be them hanging brightly coloured plastic strips on the wires to warn crane operators and deliveries. Site cost of $40k - what are they including? I found upon receiving a breakdown that there were unnecessary costs that could be struck out, and some that we were being charged twice for the same thing under different "requirement" provisional sums. Understand what they are charging you for and don't blindly sign off on it. Site costs at Clarendon might include different things in it than another builders site costs quote, and you'll need to make sure you compare apples with apples. Thanks Bluesuede for your reply. Does your black have any access issues other than overhead power lines? I'd query the site constraints:site handling charge. If its an existing site services should be provided to the block already so why would they need to cut and repair the footpath for provision of services? You might want to check with the council also with regards to requirements for hoarding on the scaffolds. If the scaffold is behind the property line with a decent set back and the site is fenced off, then why are hoardings required?
