Browse Forums Building A New House 1 Nov 18, 2013 5:01 pm Hello all, first time home builder here and would like some recommendations please. We are eyeing a 336 m2 lot (12 m width x 28 m length). Any recommendations on a 12 metre house design and builder as well? Our initial preference is a 3 x 2 x 2, and if possible, squeeze in a theatre or study (or 4th bedroom). Location is South of Perth. There's just so many designs and builders out there which is quite a challenge to go through each one. I really would value inputs from people who's built in 12 metre wide lots as experience speaks volumes. Also contemplating if it's better to get a slightly bigger block (460 to 480 m2), but I guess at the end of the day, it depends on what we can afford and what we need. Re: 12 metre wide house design South Perth 2Nov 18, 2013 6:18 pm Depending on the council requirements will depend on what you can build, a 12m block gives you limited options. Our block is 300m2 and 10m wide, if we'd wanted bigger we would have had to move further out so compromised. We ended up with a 3x2 with alfresco and still a small backyard. Our council allows you to build to both boundaries though which helped with the size. Also what is the setback... For that size block I wouldn't try and squash in 4 bedrooms. For our house the only compromise we made was small minor bedrooms, in an ideal world if we could have made the house just half a metre wider I would think its perfect. Also think of what's important for you, for us after seeing houses on the same size blocks was we wanted some out door space, the kitchen had to be a good size and we wanted to be able to fit more then 5 people in the living room! If you have a 5m setback at the front and 3m at the back you can get a max house length of 20m and a 36sqm back yard (12x3) if the setback is minimum 6m you might only be able to do a 19m long house. If you want any decent outdoor space you may need to go 2 storeys. We decided the most important thing was to get the biggest block, as the land is what appreciates in value, and if you can only afford a 3bed house now, you may be able to extend in 5 years or so. Just having a look online I saw this design which looks quite good: http://www.hotondo.com.au/home-design-carlisle179_91 I like the Master Bedroom at the back. this one somehow squeezes 4 bedrooms and a rumpus room/study http://www.hotondo.com.au/home-design-birchgrove194_618 However this would probably not fit unless you are lucky enough to only have a 4m setback. There are of course so many builders, we looked at hundreds of designs from dozens of builders before we found one we liked.
