Browse Forums Building A New House 1 Nov 18, 2013 4:42 pm Hi, we are wanting to build but the more I read this forum the more I realise we need a better understanding of the costs involved before getting carried away. Before joining here I naively thought that the cost of building was just the advertised house + land price! So, we've made up a little spreadsheet and was hoping for some feedback/suggestions, not sure if some of the costs might be too high or low, if there are things we've totally forgotten and some things I'm not sure what the cost would be at all. We are looking to build SOR in Perth, hopefully 250sqm house and flatish block. The builder we like has decent inclusions (driveway, insulation, double powerpoints etc) but we'd still be adding doors, walls etc. Here's what we've come up with so far, any comments appreciated. House & Land Costs Base Land $300,000.00 Base House Design $220,000.00 Home Design Upgrades $40,000.00 Total $560,000.00 Building Costs Stamp Duty/Conveyancing $12,000.00 Site Works $15,000.00 Soakwells $5,000.00 Crossover $2,000.00 Utility Connections ? Bank Fees/Valuations etc ? Total $34,000.00 Finishing Costs Fencing $4,000.00 Landscaping $3,000.00 Carpet & Floorboards $10,000.00 Blinds $5,000.00 Council Fees (bin etc) ? Security Screens $5,000.00 ? Letterbox/clothesline/Misc $2,000.00 Total $29,000.00 Complete Total $623,000.00 Re: Help with our Budget Please! 3Nov 18, 2013 7:34 pm So from your figures, on the actual build you are hoping for $312,000. That would equate to around $1248.00psm. I think that is an ok figure. It depends on the quality of the finishes you are after but you could build a house for that. Prices are easy to blow out so I guess you need to work out your absolute maximum and not go over it. Easier said than done haha. There are lots of unexpected costs when building so just try and be strong and don't upgrade, upgrade, upgrade! We havent got a block yet, want to get a good idea of costs before we commit to actually building (as we might have to stay in our current house a bit longer if it all works out too expensive). Also consider possible retaining as that adds up quickly. Are you planning to do the landscaping yourself? We just had our back garden done, its small about 4x10 and it cost us $2000 to have done with retic, plants etc and of course labour. So depending n the size of the block $3,000 ,ought not be much unless you put in only small plants.... Getting water and gas connected I don't think was anymore expensive then when you move somewhere new, maybe a $100 or so each... As for bins I thought there was a charge but we got our bins for nothing, had them over 3 months and haven't seen a bill from the council. We paid $75/m for fencing, colourbond installed. Flooring can be the real killer depending on what you are getting. For a house that big I would have thought double what you've budgeted, or at least an extra $5,000 but I could be wrong.... Depends if your having tiles/wood/laminate/vinyl planks. For flooring we were thinking laminate floor boards (installed not diy) so we might have underestimated... I have gone through a similar process in comparing the various quotes / budget prices we have received from the builders we have spoken to and have come to almost the same figures. Our build will probably be smaller though, around 200m2. I'll take liberty thanks.
