Re: Building in Mapleton Grove, Kellyville North? 62Mar 17, 2014 6:16 pm landlubber Hi Bella, So happy for you!!! Checked out your blog and it looks really good! Keep us updated with your progress. I was at Mapleton Grove around mid-day today and there are lot of things happening on few of the blocks. My plans are still getting drafted. Bit of a delay because I made a few changes to the original plan. Did anyone do salinity report and has high salinity levels? Would be good know because I'm yet to find out if my block needs salinity treatment. Thanks. Thanks!!! My plans are with the certifier now so hoping we get some news in a fortnight to contract and get this show on the road.. I have the developers geotech report.. im hoping we are ok.. I would hate for a hike in slab price.. if you want a copy pm details. . Re: Building in Mapleton Grove, Kellyville North? 63Mar 17, 2014 6:19 pm Milano319 Bella_123 Milano319 Hey Landlubber, Good to spot another neighbour! Our builder said we're going through CDC however the process seems to be mighty long. Not sure 100% about CDC approval requiring a corner facade, our builders made us have one saying it was a requirement. About the bush fire.. We were recently asked to pay $700 for a BAL certificate, this will determine the bush fire prone nature of the area. We're waiting until building almost commences to ask about the slab, not having too much joy with them at the moment. Are you building a single dwelling or a duplex? Good luck Hi Milano, I am your neighbour at Lot 318 Jadine - we got a fire certificate for $330 if anyone needs details let me know. We are consider low risk. I got notification of your plans from council you must be getting close to slab being poured i hope. Hopefully see you out on site soon. Bella Hey Bella! We were wondering when our immediate neighbours would join, welcome! We were on site today and saw a fence up on our lot and land levelled! Super excited now things are finally getting a wriggle on. We went through CDC and received our approval within 10 working days. MDJs is doing our rain garden (about 5K which we found rather steep!) Hopefully we meet you on site in the coming weeks, your blog photos look lovely - hope all goes smoothly! Cheers Hi Neighbour parents were out on the weekend and said your fence was up.. so excited for you!! I'm going to pop by the site tomorrow afternoon been working a bit to keep paying for it all Will update blog soon.. Bella Re: Building in Mapleton Grove, Kellyville North? 64Mar 17, 2014 8:33 pm Milano319 ChristinaG_310 Bella_123 Just on another note, how long did the developer take to approve your plans? I am so excited for you all with getting progress.. I am wanting to hurry this a long a bit! We've had a bit of a problem with our builder and have had to approach a new one which we're meeting this weekend on site. We're feeling a little discouraged atm cause the builder we met really shattered our dreams. Fingers crossed it all goes well this weekend and we can start soonish....we just don't know what the outcome will be. We are going with a private builder but if things don't work out then we may need to look into Metricon, Alkira etc.... All plans have been completed and approved by a private certifier so fingers crossed things start falling into place for us Hey Christina, Sorry to hear about your builder .. Don't be discouraged though, hang in there! We also came very very close to switching builders as we had quite a few issues and delays... Will keep my fingers crossed for you'll and hope all goes well from here..Good luck ! Cheers So we met with a new builder on Saturday and we really liked him! Just waiting on final quote..looks like he wants to work with us not against us (other builder) I honestly can't wait to get started! If all goes well with new builder we're hoping to start in the next 1-2months Fingers and toes crossed!! Re: Building in Mapleton Grove, Kellyville North? 65Mar 19, 2014 8:58 am Really great news Christina!!!! I am thrilled for you and your family... Fingers crossed it is smooth sailing from here on! Re: Building in Mapleton Grove, Kellyville North? 66Mar 27, 2014 5:12 pm Anyone received council rates notice yet? I've received mine a few weeks ago. It turns out council billing me when I've paid up to June 2014 at the time of land settlement. I spoke to council and they advised that they haven't received payment from the land vendor. I'm following up with my solicitor..... Re: Building in Mapleton Grove, Kellyville North? 67Apr 02, 2014 7:57 pm Hi there, we're still having problems finding a builder. Does anybody have any contacts for a good builder available to quote and build ASAP? All plans have been approved and drawings ready to send off to be quoted. Thanks Christina Re: Building in Mapleton Grove, Kellyville North? 68Apr 02, 2014 10:26 pm landlubber Anyone received council rates notice yet? I've received mine a few weeks ago. Hi Landlubber, We also received a rates notice a few weeks ago and have sent this off to our solicitor as they confirmed the vendor did agree to pay this at settlement. Just waiting to hear back at the moment, did you get a response yet? Has anyone looked at companies / quotes for fences yet? Seeing as though we all need to have the same type of fence, we should try and get one company to do the lot at a decent price! Also, can anyone recommend some local landscapers for paving, earthworks etc? Also received a bill from Sydney water. They are charging for sewerage even for vacant land!!! I support your proposition to hire one company to do the fences. Is anyone else interested or have contacts with fencing companies? Re: Building in Mapleton Grove, Kellyville North? 71Apr 28, 2014 8:51 am Hi All to homeowners in Mapleton Grove, It's good to see our neighbors on this site. Our house is in roof stage now and hopefully they finish it this week. With Christina, I saw some of your post I hope it goes well with you looking for a builder. We met you last year during the swimming pool draw. Does anyone have any knowledge wether the house in front of Mapleton ave with a big warehouse already been sold. Ben told us that it would be sold and also be developed as well. Also does anyone knows wether an application has been applied in the corner of Mapleton and Jadine ave? Thanks in advance neighbors. Hi neighbor!!! So glad to see you on here! Your house is coming along beautifully we found a builder and should be starting towards the end of May I was on site on sat and walked into the office. Apparently the house/warehouse opposite to us are waiting for the best offer. So I gather nothing had happened and they'll be there for a while still. Also I made sure to ask whether our side of the rd will increase in size and the young lady said yes once they sell up. How are you finding metricon? Which house are you building? Speak soon Re: Building in Mapleton Grove, Kellyville North? 73Apr 28, 2014 12:26 pm Hi Christina, We are building Salamanca from Metricon. The display home of this is somewhere in Sutherland. So who you ended up building with? Are you still building single storey or you change your mind? Re: Building in Mapleton Grove, Kellyville North? 74Apr 28, 2014 12:30 pm With regards to Metricon, I have few problems with them in the past before construction but after that everything is so far running smoothly. The site supervisor that I have now is fantastic. He's probably one of the best supervisor that I know of. Re: Building in Mapleton Grove, Kellyville North? 76Apr 28, 2014 10:56 pm josephsy Hi Christina, which site office that you walked into and ask such question. Is it the office of Ben (Land Direct)? I walked into the building/shed that Ben used to work in. There was a young girl working and I asked her. Have you heard anything? When do you think you'll move in? I looked at the floor plan and it's beautiful! I love it! Which size did you go for? Glad your experience is getting better with metricon! Have you heard anything about the corner block next to you? So who you ended up building with? Are you still building single storey or you change your mind? We're building a custom home using devcorp. It's a double storey and just a little over 39sq I'm so happy we found a builder! The last few months have been quite stressful and emotional! But thank goodness we found someone who was referred to us by a close friend Re: Building in Mapleton Grove, Kellyville North? 78Apr 28, 2014 11:00 pm landlubber MG_17 landlubber Anyone received council rates notice yet? Re: Building in Mapleton Grove, Kellyville North? 80May 02, 2014 7:10 pm Hi Christina, When do you think you'll start building? Just to let you know as well our neighbor at the back had already requesting fence payment. He said that he'll probably move in the next 2 weeks. With regards, to our corner block neighbor I never heard from them. I hope the owner decide to build his own house rather that duplex. I was not aware initially that such land was approve for duplex when I put my deposit to Ben.
