Our builder said we're going through CDC however the process seems to be mighty long. Not sure 100% about CDC approval requiring a corner facade, our builders made us have one saying it was a requirement. About the bush fire.. We were recently asked to pay $700 for a BAL certificate, this will determine the bush fire prone nature of the area. We're waiting until building almost commences to ask about the slab, not having too much joy with them at the moment. Are you building a single dwelling or a duplex? Hi Guys, It was rated Low and an FDI -100 (what ever that might mean) My builder told me i needed it to lodge with council. Funny you both didnt get it and have approval with council. I must say i told my friends i am in the wrong business and should do these reports at $330 literally had the report in an hour. I am trying to make sense of the Rainwater Garden/Surge Pit situation, my builder (Beechwood) is telling me its up to me to organise, My landscaper thinks its nothing and you just note the space on your plans, Solicitor has pointed it out as my responsibility and council wont return a phone call. If you check out the Hills Councils website there is a whole section on the Raingarden requirements with fact sheets, installation guides and drawings. http://www.thehills.nsw.gov.au/Engineer ... x76hdwxHHg Everything your builder or landscaper needs is there to complete the raingarden to Council requirements and it gives you a good insight into the construction requirements. When I first started looking into it and getting prices for builders to complete it, I received quotes ranging from $3k to $6K! Thankfully our builder is at the lower end of this scale but it is still a pain as you lose so much space in the yard. Are you building a single or double story house? I can feel a neighbour party to help celebrate in the not so distance future. Yes, been on the council website and have spoken to Chad there and i think i finally got my head around it. It would appear Beechwood are not exactly up to speed with it, they have done some of the work within the tender then they note, up to owner to complete. Been dealing with a landscaper who is also not up to speed with it, but turns out i really only need a plumber to connect it all and then plant the appropriate trees on top. Certainly will make for a bit of an eye saw in my opinion. I am building a single level house. I am building with my parents - the house has been designed to have 2 living quarters. Its very exciting for us. I have a real estate (development) background, so i am project managing the whole process. What about you? single as well? We've had a bit of a problem with our builder and have had to approach a new one which we're meeting this weekend on site. We're feeling a little discouraged atm cause the builder we met really shattered our dreams. Fingers crossed it all goes well this weekend and we can start soonish....we just don't know what the outcome will be. We are going with a private builder but if things don't work out then we may need to look into Metricon, Alkira etc.... I think it's going to be a display home for a little while. Looks like we'll be building the same time who are you building with? We're lot310 mapleton grove (facing the property with the huge shed). Have you heard anything regarding that block we face being sold? Hi Christina, I haven't heard anything about that block being sold, it is rather unsightly with all the trucks and tankers parked out back hey. I guess in time they might sell to a developer and subdivide the property for a new estate. I did see a council application for a new dwelling one or two doors down from that property It seems like it may be another year or two before the whole North Kellyville area is built up and completed. We received our first rates notice from Council the other week...its still just a plot of dirt so don't understand how they justify sending out rates notices Do you have a start date for your build as yet? We are about to enter the 20 working day delay period, then our builder should start construction by end of March, early April. It feels like such a long and drawn out process. We were wondering when our immediate neighbours would join, welcome! We were on site today and saw a fence up on our lot and land levelled! Super excited now things are finally getting a wriggle on. We went through CDC and received our approval within 10 working days. MDJs is doing our rain garden (about 5K which we found rather steep!)
