Browse Forums Building A New House 1 Nov 15, 2013 12:17 pm First home buyers looking to buy a block with views so want to make the most of it with a second story or a loft home, budget of $200k - $270k absolute maximum, would prefer up to $250k. Has anyone built a second story/loft and who did you go through? How much did it end up costing roughly. We are in Perth. Our build thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=70984 Re: Two Story Builds 2Nov 15, 2013 2:14 pm Is that budget just for the build or with finishings. I think it will be tough. Re: Two Story Builds 3Nov 15, 2013 6:31 pm As Aussiemark says. It will be tight if that's your maximum budget. Ben Trager are probably the best value for money starting at $230Kish. Then you've got to factor in Earthworks ($10K+) plus floor coverings and window dressings and landscaping and painting. That's before you even look at adding or upgrading anything. $230K quickly becomes $300K (We know!) Re: Two Story Builds 4Nov 15, 2013 11:10 pm Dare I say, impossible. "Sticker price" could look like $250K, but reality will be much more. http://www.housebythewater.wordpress.com From blank block to new home in Mandurah, Western Australia. viewtopic.php?f=31&t=65564 Re: Two Story Builds 5Nov 15, 2013 11:49 pm We were originally looking for a loft home with a build budget of 330k, ended up going two story tho (although a small top floor area). Went with Broadway. They have a range of 2-story homes (inspired designs) which they have on their website for 200-250k. Our design, despite being custom was based around this range.
I think guys like 101 Residential and Ben Trager do a pod style build, where the top floor is built offsite and lifted on top, which apparently makes it cheaper (someone please correct me if I am wrong). Re: Two Story Builds 6Nov 16, 2013 12:54 am Alex in Vertu you're right neither are "proper" 2 storey. 101 build their upper storey pods off site and crane them into position, Ben Trager build the upper storey frame, on site, on the upper storey concrete slab. Re: Two Story Builds 7Nov 16, 2013 8:24 am We looked at doing the two storey home thinking that we can get a smaller block and go up! We notice that the bedrooms and living areas were smaller and in the end it was going to cost a extra $100,000 to build than what we are building now! It was cheaper to go with a bigger block (if you can find one) and have a single storey house. Check out the size of the bedrooms and good size for one is 3m by 4m Hi, We are looking for a builder that can build a small home (smaller length) on a sloping site.
