Browse Forums Building A New House 1 Nov 13, 2013 9:45 pm Hi guys, Our builder is pretty much stuffed up and didn't install the roof sarking until I pointed out - not happy! Anyways,they told me that they are not removing the rooftiles and the roof battens as it is going to cost them a lot. To compensate with that, they told me that they will put additional glass wool batts in the ceiling to increase the energy rating (additional to R4 batts as per our contract). Can you please advise whether what they are offering me is a good thing or are they ripping me off? Is roof sarking essential on preventing the leaks on the roof and hitting the batts or the wool batts does it anyway? I don't know what to do! Godammit. I'm not having any luck:( Any help will be appreciated! Thank you. Otherwise tell them that you will not accept handover and will take them to court. Stand your ground and issue them with a written demand that they install the sarking. Then its up to them to compromise a solution to YOUR satisfaction. Re: Urgent: Please help re roof sarking and insulation 3Nov 14, 2013 8:35 am Might be an idea to get them to run the BASIX (or equivalent in your state) just to make sure everything really will comply with the initial approval and they don't and sweep anything under the rug. You could also look to contact an energy consultant or ask them to provide a report from one to ensure their proposed solution is no less effecient. If your contract includes sarking, you should stand your ground - don't need to be difficult just explain that you want to make sure you're getting what you pay for. If you wanted waterproofing then more insulation will not help. Is sarking essential? No. Does it help with waterproofing? Yes. I don't know if I would be getting the roof tiles taken off to have it installed but that is a personal decision for you to make. I would be seeking some recompense though. Have you had a building inspector look over your build? Might help as you wonder what else they have left out... Good luck! Firstly I would be getting them to refund you the cost which is usally about 2K for most houses. Then upgrade the roof batts to something better. I like sarking because it keeps your roof cavity clean. You are going to loose that benifit. Also if you have a borken tile it will leak. Were as before it would drip onto the sarking and then make its way to the guttter. You'll get minor benefits going from R5 to R6, sarking is more beneficial Ask them how much they plan to compensate you. It's not something that you can fix later, and like others have mentioned, batts won't keep your ceiling space dust and moisture free. The sarking is often used as a basic requirement now to meet bushfire requirements... so removing it may mean you arent compliant with the BAL rating system. We are not on the bushfire zone so its not required but I am still very annoyed that we won't have the capability to prevent the possible leakage in the future. I've emailed them today asking them to retrofit the sarking and increase the insulation. I still haven't heard from them. If they say no, I will involve a lawyer I think.
