Looking to build a custom-designed home, and this is the plan I got from my architect. The land is a bit sloping toward the back, and the left side is about 1m higher that the right side. The elevations and some aspects of the layout (including void over living area) are similar to our front elevation and non-custom floor plan, only more complicated! I think the multi- levels will certainly make for an interesting and potentially beautiful house. There may be some sacrifice to function, but probably dependant on family situation. If you are all fit, civilised adults (or close to), then I think it is great. Can't wait to see more. A minor point at this stage probably, but have you got plenty of room for pantry, fridge, kitchen storage? Good point , the internal layout need to be adjusted, we may consider taking off the extra bedroom/guest-room the ground floor and giving the space to kitchen , and putting a kitchen island too. Kitchen is absolutely more important than a guest room, which in real life will eventually become a storage or a dust collector At this stage, I have to decide whether I should adopt this slipt-level plan , or an earlier plan which is a traditional multilevel -garage and storage on the lower level; living room kitchen and guest room on street level ; all bedrooms on 1st floor. However, either plan could be worked with. Like others said there is plenty of room to add in walk in pantry and maybe some storage. I like conventional house plans too, mainly because they are affordable! If I had the money id love to build a house like this! with or without kids. Something a bit different can still be functional. One day ill build a house similar to this right on the beach. ill be like 80 by the time I can afford it at this rate though! ahaha. Good luck, I'm sure it will be sweet! Thanks EmyN, yes you are quite right, we need to think about if it is easy to live in, and we do have two monsters at home, But I think the slip-level design actually reduces the use of stairs. From garage to street level we only to walk up a half level rather than one. And From street level to upper level, it is one level up, same as the alternative plan. The kids will be right, don't wrap them up in cotton wool and they'll be fine! Re: a custom-design floorplan, your thoughts please 19Nov 14, 2013 10:57 am Don't compromise, definitely the first one, unless you gonna have guests sleeping over very often and going to have a whole bunch of kiddies, I would get rid of the guest room and move the bed room over, create a big pantry behind kitchen like others have suggested. I don't understand the worries with kids either. You gonna be chaotic in a year or may be half no matter what house you're in with kids, after that they look after themselves. I have 2 kids under 5, live in a run-of-the-mill double storey McMansion, very high ceiling on both levels, that means lots stairs to conquer. I Installed barriers between stairs, day time they're in downstair, including afternoon nap, no trouble so far. I like the mezzanine, the best thing ever.
