That would affect the time until you get a CC. There might be some things to follow up. Then it will take a while until all the documents including any changes requested by the council are put together in the new contract. Make sure you have all your variations in the contract. Have you checked all the suggestions on the homeone site to make sure that you have included EVERYTHING before you sign the final papers? The final contract says that no more variations can be made. I hope Elderton means only structural variations will not be allowed. I am already thinking of some electrical additions eg some more 2 way switches or changing the position of light switches. Then you will have the 20 working day delay until Elderton start building. That should be some time in the new year. We might get our slab laid before Xmas, as our building should start on 3rd December. We're building near the Ironbark Ridge Primary School end of NRH. We really hope we can get to site before the turn of the year, seeing as we already had all the DA plans laid out a long time ago...On variations, I believe they have black-n-white to charge you for making any form of changes, but if its non structural PCVs, they can play nice and help you with it. That has limited the size of the house as the Parramatta council limits the floor space to land ratio. According to council building regulations our block is not wide enough to have 2 garages but we are within walking distance of just about everything at Parramatta. I have just discovered a checklist of things we should have included, I wish I had found it before we signed the contract. There seem to be no structural changes needed, but some minor changes (eg electrical) will be nice. We are currently looking at tiles as they have to be chosen as soon as the slab is down. We are wondering how much (or how little) we can afford to spend on upgrades. The single storey display house at Kellyville seems to have the basic tile, but we have decided those tiles have a cushion effect and it would be nice to get rectified tiles. I looked at DeL. yesterday and found some nice 600X600 tiles and discovered they would cost $170 per sq m, less I suppose, a bit for the allowance. There is no way we could afford $30,000 (almost 20 sq m) for a tile upgrade. I think one thing we might have to forgo is the tiny gap between the tiles (1.5mm). TD (who Elderton deals with) wanted me to have an early consultation so they can order the tiles from OS if needed. So we don't have long before we have to make up our minds. We looked at several project homes from other builders yesterday, and they have very expensive tiles on their floors. If you find some tiles you like when looking at project homes, note the builder, the name of that house and ask who supplies the tiles for that builder. Then you might be able to identify a tile you really like, especially if you photograph the tiles and take that with you when window shopping. Our knockdown rebuilt side looked like a big mudpie yesterday in the rain. The original soil/loam is still there and it might be good for growing vegetables, but I can't imagine scraping it and putting a slab on it. It looks as if it will be a bit expensive to replace the garden loan with something firmer. You don't get soil like that on a new estate. But it is not what we want here. If anything...really hope the construction don't take longer than expected after all the paperwork delays taking up 1 full year. From a financial perspective, if you look into the rental cash outflow during this whole time, that's a very expensive holding cost! We are just now waiting for the council approval (well, CDC)... Newbuilderbill, we asked the same thing regarding changes after signing the final contracts. Their answer was any changes, be it structural or not, would incur charges. This is because they either: a) need to revise the plan/blueprint/somethingorother b) need to order back from the supplier. However, I would think some changes may still slip through without cost? (e.g. moving power points from one spot to the other, etc). Having said that, this is the first time we are building... so who knows... I am worried about the tile selection as that is the biggest black box (cost wise) for us. In term of how they are... it's been up and down tbh... The sales person (who I think have the most sales, as other people mentioned his name in this forum as well) have been great to us and very accomodating... but come final contract and variations, we were dumbstruck... Variations were missing here and there, things that we quoted but ended up refusing still on the contracts, even the final drawing did not correctly have what we agreed on. Worse yet, we were quoted extra items that were not on the plan... Granted, this is only an external power point worth ~60-70 dollars but it makes us double and triple checked our quotes again... And were just told last week that there may be an additional 4-5k required for some water engineer to certify I rainwater catchment (???)... Hmmm.... We were expecting to move in May this year originally... Given that we are still waiting on CDC, there's no way that is the case. Looking at xmas at the moment... But then again... we still have A LOT to go through, so even xmas I am pessimistic... I'm not really in a rush, as I am not looking forward to the one hour commute each way to the city But from a financial point of view it is expensive!!!! We talked through the problem at hand and they expressed their understanding but as the fault was with the developer they cannot accept liability.. Anyway it was a good talk and their operations manager has come up with a creative alteration solution for us. More details can be had only after the engineers have finalized drawings, but fingers crossed we have gone past the worst. Im appreciative of Elderton's willingness to work thru the problem with us. As of last weekend, we're at slab claim! The rain kinda left a few puddles on the slab, showing that the slab is not 100% even/flat....would any of you know if that's actually ok? How bad are the patches where the puddles were? I would guess that not every slab will be 100% perfect. What flooring are you laying? They can make up for the difference with tiles if the defect isn't that significant- the tiler told me that when we had an extension put on our old place. What did the supervisor say about it not being flat? I really took my eyes off the build and just let Elderton drive cruise-control. They just billed us for Inner-linings stage last week and so I should be making a site-visit this week and I shall check with our site-supervisor about the slab. We are laying a mix of carpet, timber laminate and tiles...come to think of it, the area where the puddle was would be carpeted, I suppose that'll mitigate the problem somewhat...
