Browse Forums Building A New House 1 Nov 11, 2013 1:50 pm Hi Everyone, has everyone ever decided to change builders after signing a PPA? We are having buyers remorse after signing. As first home buyers w e felt like we rushed into signing after speaking to a few builders. Is there any legal implications if we do this, I understand we will lose our initial deposit. I feel so bad to have to tell the sales person !! Re: Changing builder? 3Nov 11, 2013 2:15 pm Hi we hadn't spoken to any other builders at that time and we feel we can get a better deal elsewhere. Bit stupid of us Re: Changing builder? 5Nov 11, 2013 11:33 pm We spent several months working with a builder to making significant changes to a design, signed a PPA and paid our deposit. Had a day with a design consultant going through all the selections, followed by the pre-start to confirm the details and costs. While going through this process we started to have some doubts not just on the design but the finish of the house too. Like you we hadn't asked other builders for quotes and had the nagging feeling in the back of our mind about value for money. After getting the full cost for the build we decided to look at other builders, another 3-months later and we have pulled out of the first PPA and signed a PPA with a different builder. We informed the first builder that we wanted to put a halt on the process and we were going to look at other builders. They did not make a significant effort to work with us until I told them we were about to sign with another builder, by then it was to late. The deposit with your builder will hold the price for 6-months, so you can keep your options open. As for feeling bad, it's your investment, do what is right for you, they will understand. I'm currently in a similar situation. I paid an initial deposit to one builder after getting talked in to it and after working out a lot of the variations/options I want, I realised that it was getting expensive and I was actually better off looking a builder whose base prices are more expensive - but they include a lot more of what I want. I'm now looking at switching to a new builder, but I'm not completely decided. The most annoying part of the process has been getting all the answers to my questions. I was getting fed up of being told to come out for an appointment to discuss things only to go home one step further in the process and still without getting half the answers I wanted! :/ Re: Changing builder? 7Nov 12, 2013 9:28 am So good to hear I'm not the only oone.Once I get some costings from other builders I think I will be able to make a decision. Does anybody know if we do pull out it needs to be in writing - formal letter? Re: Changing builder? 8Nov 12, 2013 10:53 am We changed builders only because the council initially said no to the house that we wanted to put on our block (it would have meant a change to the building envelope) We went to the initial builder and they were not prepared to work with us to re-design the house to fit into the building envelope and so we walked away. We forfeited our $3,000 deposit. Sometimes getting answers to questions is very difficult. Hoping to get some costing to some other designs then I'll make a decision on whether to continue or not.
