Browse Forums Building A New House 1 Nov 07, 2013 11:12 pm I will be beginning my journey to building a new home shortly. I will be building in 'The Greens' at Brighton. Waiting for the land to be titled which I am told will happen end of November.
Did a bit of research on the builders and shortlisted Celebrations and New Generation. Sales contact at Celebrations was extremely impressive, very thoughtful provided lots of advice. However I wasnt convinced about the build execution and New Generation came recommended. I am building the Kakadu with slight alterations. Hopefully if all goes well I believe the build will commence in Jan 2014 and we should have a home to move in to by this time next year. Would love to hear from members here who have built with New Gen or have built in Butler about the suburb. keep getting mixed reviews about Butler. But the decision is made! Re: Building in Butler- When do you get the property address 2Nov 28, 2013 7:30 pm Since my last post, we have received news that the land has been titled. We are waiting for the finance to be approved and for the plans to be finalized. We were given a 8 week timeframe for the plans and that will end on 10th December. We havent still seen any contracts and plans yet. Our finance approval has also taken time and we are waiting for the conditional approval to be received in the next few days I had a question for the forum. When do you get the formal address? when does it change from being Lot xxxxx to a proper address? Re: Building in Brighton estate Butler with New Generation 3Dec 02, 2013 10:11 am Hi Pradiprn, Congrats on building.. exciting news about land being titled.. with the building company it will be Lot XXX until handover.. you can find your street number from the council.. call them up and give them your lot address.. I am building the Kakadu with New Generation. Signed the PPA on 10th October. Waiting for the contracts to come through. The conditional approval has come through subject to contracts and valuation. The settlement date is 5th Jan and I am getting nervous with the progress. I hope it comes through. Re: Building in Brighton estate Butler with New Generation 5Dec 03, 2013 9:47 pm A quick question. My plans are in a PDF file. How do I upload it here? Re: Building in Brighton estate Butler with New Generation 6Dec 03, 2013 9:56 pm Re: Building in Brighton estate Butler with New Generation 7Dec 03, 2013 10:01 pm Re: Building in Brighton estate Butler with New Generation 8Dec 03, 2013 10:07 pm Have a think about full length windows in the living dining. Will there be furniture in front of them? We have full length in dinning room and the one in the living room the sill is at the same height of the top of the couch. Have you considered the fridge next to the pantry so you end up with more bench space. Might have to make the island slightly shorter but would be able to make up for it on the back bench... Also considering bringing the toilet door forward. Many of the toilets now can be a bit tight on space and it looks like you have the space to bring it forward ![]() Re: Building in Brighton estate Butler with New Generation 9Dec 03, 2013 10:12 pm Hi fmac no furniture in front of the windows. the couch will face the wall and the maybe the far end of the couch will face the window if we buy one of those L shaped couches The fridge is a good idea but will have to check if we can still change it now given that the plans have been drafted and we will sign the contract next week. Alternatively I am thinking it would be good to put up the oven and microwave next to the pantry Re: Building in Brighton estate Butler with New Generation 10Dec 03, 2013 10:22 pm Have you had prestart? You can move things around at prestart. I pushed my sink to one end of the island, added undermount sink, added laminate wall by fridge with cabinets above ![]() Usually after signing the contract but before prestart you can't change window sizes, locations and all the external stuff as they usually do your 6 star energy thing prior to prestart. Re: Building in Brighton estate Butler with New Generation 11Dec 03, 2013 10:34 pm Do you think that full length windows are not suitable? We really did not pay attention to that truth be told and now that you have got me thinking, those windows are west facing Re: Building in Brighton estate Butler with New Generation 12Dec 03, 2013 10:35 pm And no prestart yet.I thought that happens after the contract. Probably in January 2014 Re: Building in Brighton estate Butler with New Generation 13Dec 03, 2013 10:42 pm Yeah prestart is after contracts are signed and our builder didnt let us change anything structural once we signed the contract but you can more things and add things internally. I hadn't thought about them before the house was built they were different heights in the plan, but in hindsight I probably would have made both of them higher as the full length in the dinning room the bottom part of the window gets dirty. I've had someone mention they weren't having them in the new house as the dog licks them and if you plant garden up next to them the sprinkle/garden mess will dirty the window.... I know our bedroom window that is west facing gets hot even with the blinds closed. Re: Building in Brighton estate Butler with New Generation 14Dec 03, 2013 11:00 pm I have written to the sales consultant asking if the plan can be changed for the windows. Lets see what he comes up with If it can be done then good if not then we go on with it as is Re: Building in Brighton estate Butler with New Generation 15Dec 05, 2013 8:31 pm Re: Building in Brighton estate Butler with New Generation 16Dec 08, 2013 9:31 pm Does anyone know how much time would a bank take to give final approval once the signed contracts are sent to them? I am anticipating that the contracts will be signed this week. The deadline for settlement on the land is 5th Jan and I am now worried if we will meet that deadline. Building in Butler with New Generation Contract signing tomo 17Dec 09, 2013 9:11 pm Going to sign the contracts tomorrow. Any tips on what to keep in mind when checking the contract? Re: Building in Brighton estate Butler with New Generation 18Dec 09, 2013 9:25 pm Ask to take the contracts home to go over first before signing, that way you aren't under pressure to quickly sign the papers. Our final approval for finance took just under 10 working days. Should have been five but apparently the evaluators took their time... Re: Building in Brighton estate Butler with New Generation 19Dec 09, 2013 9:51 pm hmm not sure if I want to take home the papers given the time constraints. 10 working days cuts it awfully fine and given holiday season if the valuers take time then it can cause issues. Have set a two hour appointment tomorrow. I am hoping that gives enough time to go through the contract and sign it Re: Building in Brighton estate Butler with New Generation 20Dec 09, 2013 10:10 pm Just check all the external stuff, window locations if its render or brick, type of window. The interior stuff you can change at prestart ![]() Ours took a week then we had to sign mortgage documents then settlement. Is it a private sale or developer? You can request an extension if they know your actually progressing things they don't tend to mind Thank you so much everyone. This all makes a lot of sense.
