Browse Forums Building A New House Re: Building with SBG 25Feb 26, 2014 8:02 pm Hi Sanna, Our appointment was a quick one and I was grateful to Cam for letting us change stuff for the 3rd time. We kinda did the same but not the whole floor though. I really like the polished gloss floors with warm bright lights on. So we decided to do the matt tiles only for the shower base area and gloss for the rest of the areas including walls. It's the same colour so hopefully it won't be highlighted much under bright light. Also Cam said that matt and gloss tile won't be laid next to each other outside the shower base area so once you put the screen it' will look like a separate shower area. Dulux Hog bristle on walls in half strength and wattyl gardenia glow for trims, doors n ceiling. Wattyl ipanema sand on dining and living room walls as features. Carpets: Escapde Glacier I did take some photos and it looks better now. Only thing I couldn't get was the timber-grain look garage door. We ended up getting a Jasper colorbond door as the upgrade was around $2K. Now waiting for the land to be titled. It's frustrating how developers delay this. I was told end of Jan when I was went to check out the land, and then on the contract it says End of Feb, couple of weeks ago I inquired the progress and then I was told mid March and now my conveyancer was notified around Early April. Their excuse is "We couldn't do the site works due to extreme heat" We had very hot days for like 10 days or so and they delayed work by 2-3 months. Wonder how they come up with those figures. Anyway I'm not in a big hurry to build. I just wanna save up more money to pay for landscaping, fencing, garden sheds, furniture and white goods. Re: Building with SBG 26Feb 26, 2014 9:19 pm Hi, that's good you got your colours sorted, good combination, don't worry to much about the developers time lines, apparently once the first stage is completed the next stages are quite swift as the underground work is all in place and it is just a matter of connecting all the stages together,and of coarse the cut outs and foot paths ect,this happens quickly, we had foot paths and street lights and cross overs all done in a week, My name is Sanna and hubby is Gary, what house did you choose with SBG.? We can see the crossover and the fill they've done on the land. But no street lights or roads laid yet. We sketched our own plan after visiting dozens of display homes. The plan we really liked was dumbed as it didn't meet 6 star energy ratings due to poor orientation. Wasn't picked up from the beginning and was advised when submitted to the energy rating surveyors. We had three options, Option 1 was to pay extra $3-4K to install double glazed windows, Change the crossover to other side at a cost of around $6K or draft a new plan. We decided to plan a new design. When I heard that there will be dark areas in the house even with double glazed windows, I was not happy to go ahead with that plan. So we spent another month sketching a new plan. Finally we got something nice and practical with no issues. So I guess I'm happy to go ahead. I was told that the plan was approved by the developer and we need to finalise few things before sign off everything. I'll post my plan once we get everything ready to go. Which house u r building? We got the working drawings that was submitted to the developer but they got some stuff wrong and we had to change few things that were not changed. I think SBG is waiting for developers feedback before they change internal specs which is fair enough. I know my developer is not that strict so it should be fine. Hope you can see the plan with the changes that wanted to make. It doesn't look that big even though it says 30.44 sqs. Looks like u r almost there to lay down the slab..Ur block looks big in that picture. How big is it? Did they do a soil test on ur block? I'm going to check my block next week to see what they have done. Edenbrook developers (Devine) is not fast at all. Maybe they didn't sell as many as they predicted and holding up the construction process until they sell more lots in that stage. At this rate, I would be lucky to get it titled by end of April. So disappointing. Re: Building with SBG 34Mar 11, 2014 5:49 pm Hi, we have a small block 435m the house takes up most of the block, we are down sizing, so we opted for a small back yard less gardening, we sold a large house, with four garden area's, which was taking up our whole weekend, so our back yard is 5 metered at one end,and 3meters the other, l plan on having a wall garden, we have a huge alfresco , and kitchen,. Are their any other SBG homes going in at Edenbrook? We have at least 4 SBG homes going in now, hopefully we will both be in by Christmas at the very latest,l There is a legal time frame that developers have to be done by, if you can find that out you will get a more accurate time frame, cloverlea had till end of March, looks like they are going to make it, Re: Building with SBG 35Mar 12, 2014 10:20 pm That's a good size block nowadays. At the moment I live in a single storey 3 bedroom, double garage unit and the land size is 208 sqm. Dunno how they built that unit on the block. Edenbrook one is 512 and they had only 2 blocks in that stage. All other blocks are smaller than that. I wanted a decent size backyard but ended up with 5m and 6m which is ok. Our front setback is 4m, so we left 1m extra than required and lost that space from the backyard. So yeah, we had to settle down with that. We got a park few blocks down the road so I hope it'll be really good when we have kids in the future. SBG is building few house there. Actually the Edenbrook land sales guy referred us to SBG. They are all Germans working in the same property business. I actually asked my conveyancer about that legal time period. Unfortunately, they don't have to honour the date they state on the contract. It's an indicative date not actual. If it's getting delayed, all they need to do is notify us within 14 days before the contract date. I see that as a loop hole in the system. For builders, they have to make sure they finish within 220 days (for SBG) regardless of weather or any other conditions included in HIA contracts. If not, they need to pay us around $350 per week. Maybe they should consider putting that clause on land sale contracts as well. Looking at those pictures, u r all set to go in few weeks for sure. Re: Building with SBG 36Mar 13, 2014 7:16 am Hello, again, your back yard is nothing to worry about with a park so close you will be so surprised how fast kids grow up you think time go fast now wait till you start a family we had a huge home when our kids were younger, we have a 11 year old still at home the others have all flown the coop we spent so much time every weekend keeping the garden tidy, didn't have much time for anything else,and we like gardening, like you we have a park at the end of our street, so it's not a issue, our back yard is also 5meters up one end and 3 at the other we're even getting fake grass,lol we are going in to SBG on Sunday to sign off on the changes we have made, so happy about that th: Over here a lot of blocks are sold, and they have released more blocks in stage twoA, they are going fast, SBG told us they have 6 here so far you'll be able to follow our build, on here, step by step, so you know what's coming! Lol You should come up for a drive one weekend, when they have started building, Re: Building with SBG 37Mar 15, 2014 2:44 pm Hi there, It's productive and economical to have a small backyard if you are a busy person. My wife does the lawns every 2 weeks in summer and maybe every 3 weeks in winter. My current backyard is L shaped. So the big stretch I got Kikiyu grass and pretty easy to lawn. Other part is bit tricky and narrow. So I got fake grass. I think fake grass is the best. Good choice. Now they have fake grass that looks so similar to real grass. Might cost you a bit extra but the end result would be awesome. It's good to see you getting things started up. Yeah keep us posted and would love to see how it goes step by step. Re: Building with SBG 38Mar 16, 2014 7:56 pm Hi Erosh, we have signed off on all contracts very happy, we were told today that SBG have 6 houses in stage one, and none are the same, so it should be very interesting to see how it all go's we dropped into the display homes they are building in cranbourne and had a walk through, it looks very promising the timber is all nailed together evenly and wiring very neat, we have walked through some homes being built and noticed some very shabby work, we're not even builders and know the difference between good frame work and wiring, some builders take terrible short cut, to cut cost! very exciting Re: Building with SBG 39Mar 17, 2014 8:26 pm Hi Sanna, That's a good news.
