Re: Building with SBG 43Mar 22, 2014 7:16 pm Oh sorry my bad. I got it wrong. I didn't get a chance to see their display homes but I did go to my land. Finally I can go there now. Gates are open. I always wanted to have the house bit raised on the block. Looks like we will be getting something like that once they lay down the slab. I took some photos as well. Have a look. By the way, do you have the address of their display homes? I might go there tmr if nothing comes up. Can you please tell me how to upload photos without an URL here. http://imageshack.com/a/img28/8756/12zi.jpg http://imageshack.com/a/img809/6440/6znc.jpg http://imageshack.com/a/img31/5131/o34u.jpg http://imageshack.com/a/img69/369/b93z.jpg http://imageshack.com/a/img33/3962/nt1r.jpg http://imageshack.com/a/img811/7164/f3if.jpg http://imageshack.com/a/img35/5417/nnpd.jpg http://imageshack.com/a/img844/9926/zmav.jpg Re: Building with SBG 45Mar 23, 2014 9:49 pm Ya it is flat but has little bit of fill around the block. So we are looking at P or H Class soil slab. There are few SBG houses in our estate. Dunno the exact number but I've seen 3 already. Did u speak to those guys about their experience with SBG? Re: Building with SBG 47Mar 30, 2014 11:23 am Ya most likey coz u got everything ready to go. By the way, do you have the addresses of their new display homes in cranbourne ? Re: Building with SBG 48Mar 30, 2014 8:10 pm Hi subzero, no sorry it's only around the corner from the existing display homes, We have Been speaking to some block owners here, sooo glad we are with a builder who has fixed site cost some very up set and shocked people, this week, soil test being done, and some site cost are huge Re: Building with SBG 49Apr 15, 2014 7:21 pm Hi Sanna, We just had the land settlement today. It's been hectic last couple of weeks. Probably it'll take 2 more weeks before they can pour the slab. How's ur side? Hey r u thinking of hiring a building inspector? My cousin who built with car lisle few years ago suggested me that I should get one at least for frame and hand over stages. He reckons, 90% of the time, tradies cut corners to save money and time. It's got nothing to do with SBG coz they use sub contractors to build. Re: Building with SBG 50Apr 15, 2014 8:18 pm Hi sub, how are you ?congratulations on settlement,,we also settled on the 10/4, it has been a very long wait, Not sure when we will start, waiting for SBG to let us know, however it could be anytime now, not sure about building inspector, something to think about! Re: Building with SBG 51Apr 16, 2014 10:10 pm That's great. I think they are trying to work out what sites to start first. I don't think they've got the building permit yet. Without that I can't get my finances approved. I realised that now they've stopped picking up phones and replying to my emails. That doesn't look good. Now I'm leaning more towards hiring a building inspector in case I get the same kind of response from SBG if I find any issues with the building. I checked whether it's worth doing it and depending on the inspector, it can save you money plus peace of mind. They go by the Industrial standards and point out issues on their report. So builders have to honour their report. I've seen my cousins report and they found 7 major issues in Frame stage (One of them was a split hardwood frame in the master bedroom and the other one was funny coz they plastered around a window without removing the polyethylene wrapping) and Carlisle had to fix them all before they hide those mistakes with plaster boards. No builder is perfect. So yeah it is something to think about. Maybe we could ask others who built with SBG and also hired an inspector, just to check their experience. Re: Building with SBG 53Apr 19, 2014 10:32 pm Yep that's what my lending manager said. She also said the banks are very strict now in releasing funds if the construction is over $200K. Before they approve ur finance u need to provide evidence that u have permission to build and also the builders insurance. Same as builders need ur land settlement confirmation before they lay down the slab to make sure it's ur land. Thanks for your reply. I will just wait and see I guess.
