Awesome. Was the quote you got much different to the listed price? How much are you going to have to do yourself?

Re: Price from different project builders in brisbane 62Nov 24, 2013 5:58 pm the quote i got was pretty much the listed price with a few add ons that i can't do myself (eg, sarking in the roof, floor to wall tiling in bathroom/ensuite, NBN) i will be doing the flooring, landscaping, driveway, most of the lighting, wallpaper to feature walls post handover. i'll probably get a professional to lay tiles in the living areas, pour the concrete for the driveway/portico; the rest i think i can do myself Re: Price from different project builders in brisbane 63Nov 24, 2013 6:56 pm bamboo12 the quote i got was pretty much the listed price with a few add ons that i can't do myself (eg, sarking in the roof, floor to wall tiling in bathroom/ensuite, NBN) Sounds good. You should make sure they know that the estate isn't NBN, but Opticomm. Shouldn't make a difference, but worth pointing out. bamboo12 i will be doing the flooring, landscaping, driveway, most of the lighting, wallpaper to feature walls post handover. i'll probably get a professional to lay tiles in the living areas, pour the concrete for the driveway/portico; the rest i think i can do myself Looks like you will be busy Re: Price from different project builders in brisbane 65Dec 10, 2013 1:00 pm bamboo12 i saw earth movers in around fernbrooke today.. not long to go Was just wondering today if any progress had been made. Should we start a thread for those of us building in Fernbrooke Ridge? There seems to be a few of us, and I am guessing we are all going to be building at around the same time. It might be good to compare experiences in a dedicated thread? Re: Price from different project builders in brisbane 66Apr 06, 2014 2:37 pm Hi, I have purchased land in Fernbrooke Ridge, so just getting ideas now, my budget is only $180k, so I have began looking for what iIcan get with a turnkey price. I found a month ago, Builders were giving me prices I thought were overpriced for what I want, as they were all telling me to allow $20-25k for slab due to the soil in the area. As my brother is a builder, I knew they were overpricing this. (reminded me of car salesmen) so stopped looking for a couple of weeks to de-stress, re-gather etc.......then started looking again at displays, this weekend, amazing some builders are now pricing houses for H2 Class soil, so 2 months ago I could only afford to build a 16sq house, it has now changed to 20sq. I am learning to be patient and not rush in! Anyone else experience this with builders?? Re: Price from different project builders in brisbane 67Apr 06, 2014 8:21 pm welcome nicky72, i just drove pass fernbrooke ridge yesterday, the road base is down, apparently stage 11a&b will be completed in 2 weeks and it'll take another 3 weeks for council approval.. not long to go now Re: Price from different project builders in brisbane 68Apr 07, 2014 7:30 am I would also look at a design that gives your living areas a good aspect ie north facing or whatever your preference is, as you will save money in your heating and cooling costs. Good luck. Currently living with my mother-in-law and my partner is quite keen for the new house. Did any fellow Fernbrooke Ridge people go and look at the plans for the new park? Re: Price from different project builders in brisbane 70Apr 14, 2014 5:15 pm I didn't know about the event so i didn't go. What are the plans for new park? Have not heard anything from Land Lease, except that soil testing can commence this week. Re: Price from different project builders in brisbane 75Jul 31, 2014 12:28 pm nicky72 Soil test done, come back as M, so happy, no extra costs for slab!! Still waiting for land titles, taking for ever!! Great news about the soil test. Ours came back as H2, but we had budgeted for E so it worked out well. You must be in stage 11B? Our land settled at the end of June. Just waiting for final working drawings then council approval. Fingers crossed we can get things started in August. We drove pass stage 11A today, i saw 3 blocks started building already, 1 with steel frames up already.. how did they get things rolling so quick? Our soil test came back as a H1, but the site cost is about $15k higher than we budgeted for, we're still waiting for the working drawings Re: Price from different project builders in brisbane 77Jul 31, 2014 9:02 pm bamboo12 We drove pass stage 11A today, i saw 3 blocks started building already, 1 with steel frames up already.. how did they get things rolling so quick? Can't believe that anybody has made progress. I thought we were pushing our builder pretty hard lol. They did take a while to get the site survey done though. We should get our working drawings within two weeks, and then hopefully council approval will be quick. Happy to finally feel like we are getting somewhere. Re: Price from different project builders in brisbane 78Aug 05, 2014 7:24 pm Still waiting for titles, seems to be taking forever! Keep me posted on how long council took to approve your plans Yes I am in Stage 11b. Still no public access! All I wanna do is go have a good look at this land I brought of the plan!! lol Re: Price from different project builders in brisbane 79Aug 14, 2014 3:55 pm MDolley bamboo12 We drove pass stage 11A today, i saw 3 blocks started building already, 1 with steel frames up already.. how did they get things rolling so quick? Happy to finally feel like we are getting somewhere. there's about 10 sites in construction mode already, and i'm still waiting for the drawings. what are you guys doing about the landscaping /retaining walls /driveway? are those included in your build costs? i think i might have to diy for everything except the driveway Re: Price from different project builders in brisbane 80Aug 19, 2014 2:04 pm bamboo12 there's about 10 sites in construction mode already, and i'm still waiting for the drawings. what are you guys doing about the landscaping /retaining walls /driveway? are those included in your build costs? i think i might have to diy for everything except the driveway Still waiting on drawings too. Should be this week. Hopefully council approval doesn't take ages. Driveway is included with my builder, as well as landscaping to the front yard. Will have to work something out for the back yard myself, but this will probably just be a matter of getting turf. Thank you so much everyone. This all makes a lot of sense. I guess when you talk to a builder who butters up everything to look very polished, you get to start believing… 7 19298 First time poster long story short we are planning knocking down rebuilding a house in Wavell Heights We are thinking to go with Omni built homes as they are but flexible… 0 17554 yep you need a joint, foam is easiest, will look fine once rendered with a joint. 2 5368 |
