i'm planning on building a house in fernbrooke ridge pretty soon and i'm trying to shop around for a good deal (i.e. just trying to find the bare minimum price for a single storey house). The problem that I found is that you can look at those price lists from each builder but the inclusions vary so differently that it is really difficult to compare apples to apples. For example my partner and I had a quote from one builder, and then saw a much cheaper price listed for a similar design from a second builder. We went to the trouble of getting matching quotes (same level of inclusions, both costed for E slab) and the second builder, who had a cheaper advertised price, ended up coming back at $25k more than the first builder. I was hesitant to talk to sales people but with this process I think you really need to. Look at the inclusions from a bunch of different builders and compile a "super-list" of everything you want, print it out and take it to each builder. The builder that I went with seemed to cover a lot more than others, at a good price. It was much more of a 'turn-key' package. If you want the details on who I went with let me know. The sales person I spoke to wasn't pushy at all. Like you, we are window shopping- but there is also nothing stopping you having a look at different display homes- we have done many, but haven't committed to anything yet! Yep, You really can't compare- the inclusions, site costs, and different designs will make it vary a lot! (As well as quality of the build). PLUS- a lot of the things that builders may not include that you need to have to adhere to the covenant. I'm planning on doing most things after handover. I.e driveway, lights, floor coverings etc, i don't like the inclusion and I think I can get a better deal post handover Re: Price from different project builders in brisbane 6Nov 11, 2013 1:33 pm In that case mainly look at the slab classification that price is based on. Builder A might base their price on a S slab Builder B might base their price on a H1 slab If the soil test comes back as an E then Builder A is going to have to charge you a lot more extra compared to Builder B. I went with a builder that included pretty much everything. It seemed like the much easier option. Lol Price from different project builders in brisbane 8Nov 11, 2013 2:10 pm tbh- I don't think I know what you are ACTUALLY asking- You say you are just window shopping but you are building really soon You want names of builders that have price lists to give you a minimum amount for a build- but don't want to talk to a salesman- Sorry but I think that if you want to look at figures, you are going to have to talk to a salesman- we can all chemise at what costs it would be for you to build- but you need to choose a builder etc for them to price it- not us. The other point I'd make to the OP is that inclusions are still somewhat important when looking at the cheapest figure. For example Builder A - $150k doesn't include driveway, floor coverings or air-con Builder B - $155k does include driveway, floor coverings and air-con Looking only at the bottom line A is the cheaper option, but Builder B is the better value, unless you can organise all of those other things for less than $5000. (Like structural not necessarily fit outs. I'm partial to coral- so what I did with them is ask for a list or for someone to go around with me to say what is included in base prices. In the way of prices on websites- plantation, is another that you haven't mentioned that have prices on their website. I think Clarendon too. Bella told me to allow $1k/m^2 for the price with their homes. (Ie if it's 200m^2 then it would be $200k - I'm not sure to what quality though) Burbank, black rhino, simmonds and bold are other builders- I don't know whether they have prices on their websites, but have a look at their websites and see if they atleast have plans, and shoot them an email for the base price and what that includes. We had our builder prepare a preliminary contract based on an E class slab with an additional peiring allowance. Our lender is doing the valuation based on the preliminary contract rather than the fixed price contract. Price from different project builders in brisbane 18Nov 11, 2013 8:47 pm The 1750 with coral isn't just the soil test- it's part of the first deposit so soil tests, plan draw ups etc- then you pay the remaining of the 5% later. So if you pay dixon to do the tests then your only paying coral again for it later. (Or whoever) If you want the ambience bonus- you only have until the 24th. Is there a plan you like of corals? We were looking pretty closely at Coral too based on their listed price, but their actual quote came back considerably higher than the price on the website. They did have some nice inclusions we aren't getting, but I think we are spending less and can always add things like solar at a later stage. Thank you so much everyone.
