Browse Forums Building A New House 1 Nov 02, 2013 9:55 pm Hi Guys, After a lot of research I have finally picked my home design. I have decided on the Aron 395 by Sekisui House NSW. The total house size is 405.00 m² (44 squares) approx. My question is what is the minimum land size I would need to purchase to build this house in Edmondson Park? I have received different answers from real estate agents, home builders, local council and property developers. Landcom in Edmondson Park have said they will NOT allow me to build a house of this size unless I purchase an acre or more of land. Can you believe that? They advised me I would not be able to build a 44 sqm home on a 600sqm block of land because of their policies. I have looked at different communities and land releases and many of them said I could build the above home on a lot of 500sqm or more, so I am very confused. Is there any way I could build the above home design in Edmondson Park on a land lot of 500-600sqm? If anybody could help me I would very much appreciate it. Under that requirement, 405 sqm house would need a minimum land size of 675 sqm. To exceed that size, you need to go to acreage blocks. That's just what they want for that estate. Land developers set estate guidelines which you have to meet in order to build, aside from any council regulations, so if Landcom say you can't build it, then that would appear to be it. Have you tried posting the question in the Edmondson Park thread? There're recent posts in the thread by people building there, maybe they can shed more light.
