As my partner and I have recently secured a lot in Alkimos Beach with a slope of 2.6 metres over the 30m length of the block (sloping from the back to the front) and we're having troubles locating someone suitable to do it/willing to do it. We've attempted with WA Housing Centre, Buzz Homes and Redink homes, without any success. As part of the Alkimos Beach guidelines, retaining walls are not permitted, which makes things a little bit more difficult. Budget is of course important, as have a total of $400,000 to spend and with $189,000 on the land, things will be tight. Any assistance appreciated. On a flat, level block you're looking at $10K for siteworks leaving you $200K for the house. With a 1:9 slope you'll be looking at something like a stepped/split level house (which you won't get for $200K) or stilts/piles which is going to require bespoke engineering. This is going to add $10s of thousands to the cost. Personally, with your budget, I'd look elsewhere. Where the house is one level and under the house there are wooden pole things? The house it self is maded out of wood too. Regards, hrdnrg hi. i am also building in alkimos beach but we were fortunate enough to secure a flat enough block at 230k (12.5 front/30 m back) I know with those difficult blocks a lot of them have been bought outright by builders, if i rememebr correctly one might have been homegroup WA ? if you drive around you will see they have been purchased because the signs on them have the building company. may be worth trying to contact these companies ? otherwise i would speak to Olga at the land sales office. she really knows her stuff and would definately be able to point you in the right direction. afterall they are the ones having to sell these blocks, they would get asked these sorts of questions all the time. can i ask how big your block is ? ive seen some amazing deals in some of the show homes for alkimos beach around 460k , a little over your budget but if its your first time you will still get the government grant plus the savings you have already accumulated for the deposit. hope it works out for you. if not you can always release the block you have and put down a deposit on another. there should be some affordbale lots coming up in the dunes Re: Alkimos Beach Sloping Block Issues 6Sep 25, 2014 9:04 pm dont go to display homes the reps will tell you all sorts of things.they want quik sales. go to main office set meeting with a planer and they will help you Hurry up and wait Re: Alkimos Beach Sloping Block Issues 8Oct 15, 2014 4:04 pm Hi, did you have any luck with your builder for the sloping block? I have spoken with a few builders and some weren't interested an our block was 800mm left to right? I found new geraration which is also apart of easystart were happy to help along with ventura homes and dale alcock, however site costs are pretty $$ as far as I can see! Give Jonathan a call.
