Figured i'd finally get around to creating a thread for our new build - given that we are around 3 weeks from Pre-start.
We are building with 101 Residential in Harrisdale. This is our second build, our first was also in Harrisdale with Don Russell.
We signed up with 101R in Late April - however, we made major changes to the design and went away on a 6 week holiday, so we only finalized plans in early August.
Timeline:
21/3/14 - Building Permit Approved
23/4/14 - Slab Down
31/5/14 - Brickwork Commenced
17/6/14 - Brick Work Complete
6/8/14 - Pod!
12/9/14 - Ground Floor Roof
1/10/14 - Ground Floor internal plaster complete
16/10/14 - Lockup!
29/10/14 - Cabinets

Positives:
a) Our sales consultant with 101 was excellent, very friendly and always got back to us quickly - at all hours of the day as well! Even when he was off on holiday he was sending emails!
b) We were tossing up between 101 and Lorimer homes, and after going to some of the display homes, there was something about the feel of the 101 homes that we definitely liked more.
c) Price - 101 came in cheaper and included things like Air conditioning etc.
Negatives:
a) From when the final plans were submitted to the office in August, it takes 12 weeks for drafting. Seems overly excessive.
b) Even now, the drawings are out of drafting, but we won't get them until after the draft contracts etc. are drawn up and verified by estimating etc. , which is another 2-3 weeks.
c) Been advised we won't be getting any indicative pricing on things until we get to pre-start. With my previous builder, they gave us a price list of your every day things such as cost of additional powerpoints, light points, taps etc etc. It's a bit hard to plan and know what I want to do without knowing what it will cost.
d) Our first presite administrator was quite slow in getting back to us, and needed to be chased up constantly to get any response. Our new one however is excellent and been very helpful.
So apart from the overly lengthy time in office, it's been pretty good.
