My partner and I have bought a block of land and we looked through the display homes at Rochedale (Brisbane). I have read quite alot of bad reviews on big companies such as Simonds, metricon and claredon. Coral homes have good designs but also have heard that the quality is not as good. GJ Gardner seems to be ok as well as BMW Homes.....We are just abit confused as to who to choose because we don't have much friends around us who builds their house from scratch so we have no one around us to ask. Any suggestions? Also can we ask for which builder we want specifically for the job? If so, does anyone have any recommendations? Thanks so much everyone!!!! Greatly appreciated!!!! Its pretty simple if you want to pay base price expect a basic house, if you want "better quality" with things like caesarstone, cabintry, flooring, lighting, facades etc well expect to pay for it no matter what builder you decide to go with. Your hearing Corals "quality is not as good..." not as good as who? Quality comes from tradesmans work, and i hate to break it to you but you find bad tradesman with EVERY building company. My advice would be find the design you want and go with that. How the house will turn out will be entirely up to what $$ you want to put into it. If you are worried about poor quality hire in independant inspector to run his/her eye over it and make sure everything is up to scratch.. This can be a good option if you have a small block, constraints on your block or want to take advantage of specific views. If you hunt carefully or through word of mouth you may be able to find someone that will do a good job. Drive around some of the new estates in your area with lots of activity. Check the signage on the security fencing and then look the builder up online. Smaller builders can be good value, however they can be hard to find. Some charge excessively too. My tips for avoiding builders that may be at risk of going under: - see how many builds they have running and whether work is regularly happening onsite - see if you can meet clients that have recently had a build completed - talk to some of their tradies / suppliers - check fair trading in your state, etc - check validity of license / abn / etc My builder arranged for their trades supervisor to meet me onsite at 2 builds they had underway. Both were at lockup with lining in and bathrooms partly complete but it gave me a general idea of the quality of the work. It is also hard work at the planning stage as you'll need to give them a design brief or work from other plans they have as a starting point. You could also show them some plans you like and photos of your block. Small builders will generally be much more flexible too.
