Re: Wellard WA Build with Dreamstart Homes 3Jan 26, 2015 2:16 pm Beazley77 If you ha be already signed your variation for lighting at prestart you could consider doing it after handover and getting more bang for your buck? Good luck with your build. I thought of that. but ended up I still go ahead and include the LED as my lighting variation for my prestart. I will post the variation cost I spent on the LED below and probably if you have any idea what's rate out there? Convert Existing 15 lighting point to LED = $998 (they say it's special price) Additional LED light point = $110 / ea I ended up adding 9 more lighting point hence nearly $2k for this variation. What is the usual rate if I were to ask someone to supply & install? I know it would be less than $110, but how much? That is from an electrical contractor south of river. You should consider junction boxes instead of actually downlights and leave it for after hand over. That's what I'm doing. Wow, that's big difference compared to mine. but anyway I don't think I am going back to change this anymore. After taking advices from others, we also go with junction box option for rooms that require a lot of downlight and yet can't determine where to put them at this point. For small bedroom, we just have the standard and the electrician can just pull from the central point later on. Adding conduit for data points later on. Since you have done Prestart, I guess no going back. Going with Keystart to reduce massive out-of-packet payment for deposit. - Yesterday, I signed my Final Drawing. Happy with everything, although I reckon I could do with another 2 to 3 conduit for future use & the LED .... sigh... but there is $350 admin fee for EACH variation ... i will pass. Now waiting for settlement of land & all these approval to come. Finger cross! Really hope to see construction begin asap hence I could have more photo to share. I have not share my house plan & my variation price list yet, I will do so soon. If you can do future wiring in the particular rooms using the gap in the external cavity wall maybe don't worry. If you need conduits or cabling in internal walls, or want to run internal electrical wiring down the wall to light switches in conduits (maybe to allow for future fan installs or exhausts or different lighting and the like), it might be worth your while progressing a radiation for $350. Given lighting is a way off is suggest you have time to sit and look over your plans again, wait for slab down and then approach it. But the document says $350 for EACH Variation. To me it feels like: - add conduit at this wall = $350 + conduit cost - add extra overhead shelves = another $350 + extra shevles cost or is it not calculated this way? Oh that's good to know. Yeah DS & CL is same family, that's right. So i can see that your slab is down in Dec meaning your construction has begun. And they still accept variations. Hmm.... another that puts off my intention to raise variation is to avoid delaying the entire process. I just want my construction to begin asap. Since you did your variation while they building the house, guess I will do the same. Before they seal/plaster the wall, oh yeah i wanna put extra conduit here and there. Thanks Beazley for the information.
