Browse Forums Building A New House Re: Henley Monaco Q2 - Melbourne North 5Apr 23, 2014 10:53 pm greycellgreen Hi Sydoow We are still waiting on our slab. With all the rain last week it's delayed us. Henley have done the site cut and put the pipes in - all of which we are very happy with. For some reason we didn't get our taps until after the site start commenced and then it rained for the whole of last week. I thought it was a miracle yesterday when I saw sunshine. So fingers crossed we should have a slab by next Friday. Thanks re the colour choices. Regarding flooring we are doing it ourselves. We didn't like any of the timber flooring H had on offer and we'd seen some fantastic flooring before we even went to colours. We are going with Smarter Timber Flooring in Cheltenham and have chosen an engineered oak flooring (Toran) and for carpets (all the bedrooms and the living/tv room) we are using Choices in Hoppers Crossing. We finally had completed the colour appointment. Apart from couple of small errors everything looks smooth. Did you go for insect screens for front awning windows? We have chosen timber awning windows for our house facade and dont know how the insect screens look. Any advise? Re: Henley Monaco Q2 - Melbourne North 6Apr 24, 2014 8:55 am I like screens on all opening windows and doors. Security if possible - BUT not that criss-cross stuff - metal. The screen ones are so much nicer and look 100% better. Re: Henley Monaco Q2 - Melbourne North 7Apr 24, 2014 12:28 pm greycellgreen Hi Everyone After starting our search Easter last year, we have settled on the Henley Monaco Q2. We love the Monaco Nouveau that a lot of others are building, however our land dimensions don't allow for the Q1 so it's the Q2 for us. Our land settled in September and we've already got bore holes on our block - it's a rocky one! We have our colour appointment soon and tender in December. The major changes we have made are as follows: 1. Timber windows to front facade + 3 separate windows to front bedroom (Broadway) 2. Door to the kitchen/entry to alleviate draughts. 3. Take out dishwasher (we'll put in our own) 4. Double the thickness of the wall in the living as per display at Mernda (we'll put in the two way Jetmaster heater after handover) 5. 1/4 broom cupboard in the linen closet (no cost) 6. Timber window closest to the alfresco as openable not fixed 7. Henley to put in the provisions for evap cooling which we will do ourselves after handover We are going with a Colourbond roof and taking up the promo of double glazing to the windows. We are also hoping to put a different central heating unit in instead of the 3* Brivis that Henley has as standard. I have Braemar in my house and we love it and want to continue with Braemar but upgrade to a 5*. Waiting to hear back if we can do this. Cheers GCG How much did it cost to double the thickness of the wall in living area? Re: Henley Monaco Q2 - Melbourne North 8Apr 24, 2014 1:17 pm My folks have timber windows throughout their house with fly screens and it looks fine to me inside and out. We are having timber to the front windows also and will definitely be having screens- I can't not have them! How long between accepting your quote to your colour appt vikramgiridhar? Glad it all went well!! Re: Henley Monaco Q2 - Melbourne North 9Apr 24, 2014 1:43 pm Saint Mike I like screens on all opening windows and doors. I wasn't sure as the front timber windows will have aluminium framed fly screens... The alu frame is jasper... I was afraid it might look silly on a timber frame... Hmmm will see Re: Henley Monaco Q2 - Melbourne North 10Apr 24, 2014 1:50 pm sydoow My folks have timber windows throughout their house with fly screens and it looks fine to me inside and out. Glad it all went well!! Thanks. This is a bit reassuring ..the process was pretty quick.. 2 weeks is all it took but we had issue previously with valuation from banks so we asked for more time to put together larger chunk of deposit... We pushed forward the entire process by a month...tender is approx 2- 3 weeks from colour appointment... Ours is on May 19th but we were offered to complete tender on same day as colour but we were in no rush so pushed it forward. Again.. We have an option to sign the contract on same day as tender as well but we asked to move that forward as well. Annoying thing with Henley is they will not appoint electrical appointment until after tender!! This might cause a bit of problem with planning and budgetting! How's your process? Deleted Thread 11Apr 26, 2014 12:37 pm Vic - by memory the cost for the extra width in the wall in the Living Room was $300 odd.
We are getting flyscreens included as part of our BAL requirements. They'll be Aluminium framed with Aluminium mesh. The colour for those will be Dune. Good luck going forward! Nothing has been done on the block since 1 April. Needless to say we're not impressed. We were told we should have a slab this week gone but now it should be next week because of concreter issues this week. Once it's down though we expect things to move along quickly. Good luck going forward! Thank you! Good that it wont cost us another bomb!! Regarding your slab, thats a big delay!! I noticed that everyone is having a delay at some stage and very few are escaping unscathed!! So hopefully yours will speed up going forward.. Hi, If you give a set of criteria as to what means 'good' to you, it'll give others prompts to respond. We considered Henley early on but there were two factors that… 1 10509 |
