Hi I'm a long time lurker (researcher) first time poster and i figured its about time i posted up my plans/vision/thoughts for my house that im building soon. The inspiration is to build a solar passive designed home that is comfortable year round, but is also energy efficient in design and use. So here i am a single 23yo guy with a vision and a blank canvas
My block is in meadow springs and a nice little 480sqm. The land backs onto Mandjoogoordap dve so a few measures have been put in to reduce noise as much as possible, although it shouldnt really be much of an issue. The laundry and multifunction serve as major noise barriers in the building shell but will eventually be coupled with vertical gardens/water tanks to aid in the noise reduction.
These are my plans at present and the only thing missing is the nib walls in the bathrooms.

There will be decking extending from the m'function/living room but thats not in the plans as well as other landscaping features, of which i am still learning.
The front of the house will be reverse veneer up to the sliding doors, and the rest of the house double brick, this is to prevent unwanted solar gain from the harsh western sun during summer, coupled with slim double hung windows and a verandah at the front to minimise direct sun and maximise cross ventilation of the room to make it cool as possible.
There is a central passage down the house to maximise airflow in summer as well as the external nibs added on the south to catch and draw airflow through the bedrooms and kitchen.
Hoping to have polished concrete with a more industrial look, getting quotes atm which is looking about 20k even though the builder quoted me 39k
Titles are still 4-5 months off and i still dont have final finance approval nor a building contract/working plans but once i get them ill share!
