Browse Forums Building A New House 1 Oct 19, 2013 10:17 pm Hi Everyone, Been a follower for a little while now and might i add that this is a fantastic site... Ill be posting my movements on here and keeping a live tally on how things are going - people that are interested are more than welcome to comment, any ideas/help anything would be greatly appreciated...But just a little bit about where i am...Not alot to report really yet because i am only up the contracts stage... But i am interested in chatting to those that are either building with Commodore homes, or in and around the Trinity/Butler WA area. Some questions have come up but things i will discuss with the builder when the weekend is up. I have put the deposit down on the land and am just waiting on the deeds to be handed over before anything can say "I DO" :/ However i have just realised after reading what i had signed etc and it looks to me the plans of the house...As is plans...In other words - not allowed to change nothing plans... Can someone enlighten me on what the processes are usually for this sort of stuff, as i am totally bummed that its all been signed and we were never given a chance to make any adjustments ie: Add a extra linen cupboard...Add a bayonet....Height of the garage...I am spewing because if we cant change the height of the garage then its just wasted space because it wont fit our van in it I havent done prestart yet either, but to me that is the last stage - am i right??What should i do from here - do i just wait till the deeds are given out and then start planning?? or should i be planning something.... Anyway - like i said ill keep you posted on the steps taken etc but will love to hear from anyone out there that can shed some light on this dismal moment that should be fun Re: Building in Trinity WA with Commodore Homes 2Oct 19, 2013 10:37 pm hey and welcome if you have signed what looks to be plans then you might not be able to change anything that is structural.....so this would mean no change to garage height, walls and windows. you can still add a bayonet and other stuff that can usually be done at prestart. although this could be different for your builder id ask them just in case. If you've only signed preliminary plans they will say no structural changes but you may be able to still make changes if you explain you didn't realise that was the process, particularly if you've only just signed. Until you sign the contract anything is possible but they don't like the changes being made as it is more work for drafting which costs.... But if you get them in before they even send to drafting you might be able to get it sorted. But you are normally allowed to make changes internally. We changed out kitchen and a few other things at prestart but couldn't move a window that was in the wrong place! I am building with new generation homes. With the plans if you have signed the Preliminary plans but havent still signed off on the final plans you could still make changes. there will be costs and they will let you know about these cost variations. Almost missed the garage height bit when I was looking at the plan. Thankfully a friend pointed it out and I got it sorted. You can change anything you want or add things now as nothing is drafted yet, and no final plans. I'm with the same builder and we had quite a few things changed after initial deposit. i can not stress enough to have every little thing the salesman tell you, wherever it's time frames or inclusions, materials EVERYTHING in writing if you do that hopefully you will avoid most of the heartache and stress my fiancé and i had to endure. feel free to pm Re: Building in Trinity WA with Commodore Homes 8Dec 02, 2013 4:10 pm My suggestion would be to ask for as much as possible up front before you sign anything. Get everything costed and locked in so you know what you are up for. We had CHs on top of our list, but the sales agent (we felt) was holding back on some prices. Was enough for us to walk away as we didn't want any expensive prices at prestart or when it was too late to cancel. Ask for references and speak to them. If they are defensive or try to avoid the request, walk. 1 47575 I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
