Just thought I'd share my upcoming build in Burns Beach
Just in planning approval now
There are a couple of changes to the scullery and ensuite

Photos look great, I love the entry (just a little bit different to what you see) should be nice and light with the windows too

Looks like an extremely custom build - I'm pretty sure I've seen all the 101 display homes and not sure what you might have based this off The galley style kitchen is definitely something I'm a fan of.
Thanks for sharing - can I ask what the intent is for the "recess" area behind the kitchen?
And Bed 4 definitely looks like the place to be outside of the master bedroom

You're right zaxon the design is based on my crazy idea of fitting a home with a 4 car garage onto a cottage block . It's not really based on any 101 design except the top floor is the Aribica.
Normally not a fan of cottage lots but this one won me over as it's larger than usual and also has no neighbours to one side as it's on the end of a culdesac.
The recess behind the kitchen hmmm it was a bit of a dead area in the design but I'm thinking of a built in cupboard there to house a printer ,phone and BobII router with a winerack overhead.
Just need to figure out if I get some smart wiring in or just provide conduits.
Smartwiring is good but just seems so overpriced as really once your in you rarely need to change anything.

Oh and the ensuite on that plan is in a bit of a transition at the moment as we changed the elevation and it affected the WC placement which will now move up next to the shower.
I'll post a updated pic later.
What is the best way to post a pic? I copied my .pdf into a jpeg then put into photobucket but it seems a bit grainy

Just the two of us so hopefully not too bad until the Grandkids demo crew arrive.
Been a pain getting 6 star compliance on a cottge block with the garage facing north but that is done now and we're awaiting a building license. Hopefully slab down early next year

my block has a great aspect so my energy rating was 7.5. i got an r code variation to move my blick forward to maximise my back yard which is on west side of block. hope all goes well for the build

The courtyard will be visible from the entry plus the dining room has a low window so you can't see from the dining into the bedroom directly.
My rating came back at 4.7 so we had to use smart glass plus cavity insulation
