Been to a dozen of display homes by different builders and have finalized on a design layout we like from PH. The bare basic cost is $330K. I have budgeted for $450K to complete the build (including driveway/site cost/upgrades 60k/fence/2 stories flooring/curtain/fascade upgrade 35k). Does anyone think this is within reach? or I need to budget in more? Design I am looking at is 4-5 Bed / 3 bath / 3 living area / double story / double garage / 40+ SQ home. Can the experienced peoples please share your opinions if Project builder or going for Custom builder+ designer which would work out cheaper? I am not looking for TOP quality inclusions. But above standard at least. (personally recons P.H. has fair inclusions ) I have 2 months to decide on a builder before my block of land gets developed and all the civil works done. Re: Project builder or Custom builder 2Oct 17, 2013 4:58 pm In my opinion, if you've found a design you're happy with, with a project builder, you're not wanting to make structural changes to it, and you're not wanting to add additional features that they don't offer ... then you won't get a custom design more cheaply. Re: Project builder or Custom builder 3Oct 17, 2013 10:19 pm I'd say you're likely to struggle to find a custom builder who will be able to build a 40+ sq double-story home for $450k (including driveway & all) - that would be approx $1,200/m2. Custom builds are typically in the $1,500-$2,500/m2 range for basic good quality. If you're looking for architectural wonders and/or luxury fittings, the sky's the limit.
