In regards to the ranges you can pick from bricks, tiles etc. We went and visited all suppliers before we signed to make sure we liked what was in the packages and if we need to upgrade anything. For instance, we have upgraded to a higher range in the bricks. Once you visit the different suppliers the sales person with Coral will be able to let you know of any additional costs to upgrade. In regards, to the "much, much more"; if something isn't listed in your tender its pretty safe to say it isn't included in that cost. BJKDavies I bet it's good to finally be in. We've been around to suppliers & picked out most things. Just waiting for tender, that has been 4weeks so far instead of the 2 1/2 - 3 originally told. Mind you we did change the house & the plans... I'm a tad impatient & reckon I'll give them till end of next week before I start harassing. I had thought this would be a 6month thing, but 10months has I must say dimmed the enthusiasm... You have to wait long time. Make sure you get everything include in tender, don't get surprise later. The Casuarina is a great design (but of course I am going to say that!) We went with the indulgence package as well - it had everything that we wanted. During our initial meetings with our Sales Consultant, we asked about brick, roof, tile, flooring suppliers, etc and visited these places well before any decisions were made. Suppliers were really helpful, and were able to give us a list of/show us the standard inclusions and upgrades. We then took our choices (as we knew they would be an additional cost) to our Sales Consultant so he could put them in the tender i.e. flat profile roof tiles and our brick selection (see below) We also had a first choice and a couple of preferences for backup if our first choice turned out to be too costly. A good example was our brick selections. We initially wanted PGH Crevole (brick range "D"), but as this was in their second highest price bracket, we looked to see if there was something similar in one of the lower price brackets. We found PGH Frost (brick range "A"). Ranges start at standard and then go "A" through to "E" Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ As you can see, there is not much difference. One looks a little more creamy, and their texture is slightly different but they are basically a white brick which is what we wanted. We decided not to go with the Eclipse package because we wanted to supply our own flooring and it only cost us an extra 4-5K to get the few items that we wanted from the Eclipse package i.e. framelss shower screen in ensuite, undermount sink in kitchen, Horizon Pull handle to entry, stacker door to alfresco, Robe fit out to master etc. As for the colour appointment, we made a preliminary appointment to see what was available. The lady in the showroom showed us what was standard, and had a rough idea on what any of the extras might cost that we wanted (we wanted an upgrade from the standard Ceasarstone colours to White Shimmer (in ensuite & bathroom) and also wanted to upgrade the laminex to a woodgrain colour (which we found out while we were, that is was an upgrade). She didn't help us with any colour selections, but was available to answer any questions we had. I hope that helps you somewhat, as I can only go on what our experiences have been, and I hesitate to give advice on what you should do. People want the information on preferences & plan b options due to budget. We've had bricks & roof tiles lined up in our backyard, much to our dogs wonder We know most of our choices already, I'm still iffy about facia. The lady in the finishes room had the rep from carpet call ring me to talk carpet & floor options (our son has allergies & immune deficiency). We were going to get timber floating floors, but I was worried about wear with 4 boys & soccer boots etc. We then thought the wood look tiles, but after talking to rep are now considering laminate... I use a steam mop to clean once or twice weekly & need something that is ok with that, I can't use chemicals... We want to keep carpet in bedrooms only (vacuumed daily) & there are specific carpets for allergy sufferers, but carpet call don't have 1. So may have to go third party on that... Although rep was saying nylon synthetic was ok, I'll research more & talk to immunologist I think. So glad I came on to this forum as I'm getting more comfortable with process thanks to you all sharing your experiences. We have gone with the Indulgence level of inclusions and have upgraded things such as the stacker door to alfresco, raised ceilings and caesar stone. Haven't looked at any of the flooring suppliers yet. We have a promotion included with our tender which comes with included tiling from the builders silver and gold range as well as carpeting from carpet calls Eaton Park range to the value of 10,500$. I haven't had a chance to see selections from either as of yet. Any one have any comments on those selections? They have promotions all the time and if those floor coverings aren't great I can always source them myself. We've added things like decking to front entry & outdoor living area, as well as flooring. We went to Beaumont tiles last week & the silver selection was plentiful, but there isn't a feature tile allowance but maybe that is different with your package. The quote for air conditioning from coral for my single story 26 square home was 13k.. Think i'll be going elsewhere for that one. The steel frame deal could still be on but don't quote me. We got a quote for $11k for 30sq from local air con place. Basically I figure installing ducted privately will cost me about 9k. If i take the promotion where I pay $2,480 and get rid of the floor tiling and carpet offer then it would leave me about 6,500$ to get the floor done and the best deal. I havent had a look at how much the tiles and carpet I want are and so I'm not quite sure which offer represents better value. I'll make sure to do some door-to-door knocking, or note their building details on the temp fence. 4 4872 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck.
