New to the forums, Have been reading up on all homes being built by MainVue Alot of good info!!! Keep it up guys This is my first time building!!! So is all new to me. I'm just listing down everything I can possibly think of to assist the next "MainVuean" that comes along that wants to mirror the Amalfi as displayed in Point Cook SC +/- few minor changes. Welcome Anything will be cheaper if you organise it post handover, lol! It just depends if you can be bothered with the hassle of organising it all for when you move in. Shelving, carpets, floor boards, appliances, painting (ie, feature walls), air con, electrical... We just decided to get them to do most of it bar the appliances to save trouble. We're also going to have downlights put in and penmdants installed after handover when we get a chance, but had MV do the extra powerpoints we wanted. - MrsT Brought first house in 2008. How much $ allowance did you leave for all items that are basically TBA?? Eg Connections to sewer / stormwater / gas / electricity water Bushfire requirements Foundation & footings Council Requirements Energy Requrements Estate Guidelines / Covenant Requirements? Re: Build Log Amalfi 632 4Oct 20, 2013 6:24 am Connections we haven't worried about, we'll just pay that when they come up. Bushfire levy costs depend what zone you're in. Ours is only 12.5 so we knew it would be about $4500. The site costs we guessed around $14k given that we're on a very flat block with no rock, but it may go up because we're building on clay. Just waiting on the final numbers for it now. We had no estate/council guidelines but that stuff is easy enough to work out if you need to. Just poke around the forums to see what other people paid. And there's no energy requirements that I know of? Most of that stuff should be in your initial quote from the sales assistant at the display village you go to. Re: Build Log Amalfi 632 5Oct 20, 2013 8:19 am Thanks for the info MrsT12 I have a very flat block too, around 30cm fall from back to front. but was told the site cost would be around $19K. 0o I was originally looking at building a PD Waldolf 44 and I was quoted fixed site cost of $15K. I guess there's more concrete to be poured on a single storey home. What gets me is when I first walked into to the Amalfi Display home, first question I ask was how much more do I have to pay on top of the base price to get it looking exactly like the display home. Answer given to me $140K. I'm nearly spending that much more now and I'm not even at color / electrical stage. Worries me.... We didn't pay much attention to what was in the displays, we know what features we want in our house and what we don't. Our elec appointment only added $1500. Second Deposit paid to MV waiting waiting waiting...hahaha....actually the Sales Rep in Williams Landing (XP) have been pretty efficient to date. Can't knock them. Has anyone done the following? 1) added Cat6 cables around their house? Is this something Argus would do? If so how much extra is it? I'm thinking socket in each room even the kitchen... hahah im a techie. 2) Upgraded their kitchen appliances? If so to what and how much ? The stuff which you leave out of your contract to do later, you'll have to fund from your pocket and wont form part of your loan (unless you don't borrow all of it, the bank also pays only land + contract price), There is a lot of stuff which you can get done after to save costs e.g. carpets, timber flooring, electrical (only if a single storey), cooling, pantry/wardrobe fitout etc. but, sometimes its more economical to add upgrades to your contract even if it is slightly more expensive rather than what source them from outside, out-laying all the money at once (instead of paying it off as part of your loan) to get all the work done after the build might not be easy. I'll give you our expenses after handover as an e.g. ... Timber flooring ~16k, fencing and driveway concreting and basic landscaping/decking ~15k, electrical finishes ~5k, window furnishings ~7k, other appliances fridge, TV ~ 5k. Sticking with MV for now...but if the cost goes any higher then what it is now, It won't take much persuasion for me to jump ship. As for the skirting, I'm demanding it during tender. I've heard a lot about PD and wouldn't trust them as far as I can throw them. They have no where near as many standard inclusions as MV and the price jumps very high very quickly. (We were looking at them before we found MV) From what I hear the quality isn't anything to write home about either. Good luck with the skirting... No need to wait just move straight in with everything all ready done. All the display homes were put on the market last weekend, Anyway...too late, paid for the land. Just have to move forward on the original plan DIY, Home Maintenance & Repair Hi, I have an old fence/barrier made of treated pine logs bolted to plates and these are bolted to very large metal posts/girders.
