Finally able to build now and have just signed up with Home Group WA. We are building a 5 bedroom, 2 bathroom modified version of The Avenue. Any feedback from anyone who has built with them recently on timelines after signing? He said we should receive our prestart pack within about 3 weeks? What happens next? Tia Another HGWA build HGWA contracts finalised 22/07/2013, but have had a few hiccups with finance issues (banks & HGWA's end, not ours ) Finance approval was 26th August. Followed by more red tape issues as we were putting in a sum towards the build costs so there were forms and evidence to provide both to the bank & HGWA.. 5th September HGWA confirmed that the 'unconditional finance approval' was in place. Pretsart was 07/10/2013, the following was the prices they provided then for some upgrades. Upgrades Single to Double GPO $13.00 Additions Single GPO $54.00 Double GPO $67.00 Television Point Digital $118.00 Conduit to existing switch $15.00 Conduit with blank face plate & chase wire $43.00 Light Points $54.00 Telephone Points $87.00 (same line) 21/10/2013 - Developer approval of the deisgn 24/10/2013 - Scheduling begins - advised this process takes 4-6 weeks 24/10/2013 - Building permit applied for 31/10/2013 - Building permit granted 17/12/2013 - Scheduling finialised and passed to contruction dept 07/01/2014 - Materials begin to arrive at site 09/01/2014 - Earthworks begin 20/01/2014 - Site plumbing done 21/01/2014 - Slab started 23/01/2014 - Slab finished - told curing time 10-15 days 14/02/2014 - Bricks delivered. Now just waiting for brickies to arrive From what I have read on other HGWA'ers & Scott Park builds, the admin side is very slow, which I can vouch for However once they start the build it seems to be pretty quick, provided of course there are no issues Woo hoo for pre-start Good luck with your build, I will be following. You have a nice big block and looks like you have made really good use of the space! I second 2-cupcakes idea to check everything that you get on your final plans against your notes after pre-start. Especially if you do make quite a few changes and upgrades. Just to be on the safe side! Yay for prestart though, that's where it all starts to come together! Just go in there with a hugeeee list and tick em off one by one. That's what we did...although I think our pre-start lady had enough of my lists by the end of the day! Good luck! Started at 9:30am and finished just after 4:30pm and went home to ponder our choices (although we were so buggered afterwards with information overload) Well around $30K later and a few ridiculous prices that were just about laughable, we walked away pretty happy. We had a great day. My expectations were high as far as the food went lol but they didn't disappoint warm apple muffins for morning tea with really good coffee; and chicken, bacon and avocado toasted panini for lunch yummo Who would've thought a detergent rack under the kitchen sink would be over $900 needless to say I'm not getting that Re: Our Home Group WA build in Emerald Park, Wellard 26Feb 26, 2014 5:03 pm Thought i would post some of our upgrade costings for anyone who is interested: NBN Minimum Pack $691 Add sliding door to Walk-in-linen $599 Change 6 kitchen cabinets to 3 sets of 3 (approx 833mm) drawers $1,548 Wall painting throughout (1 coat of sealer 2 coats of washable acrylic) $7,207 Widen kitchen bank of 4 drawers to island bench from 450mm to 850mm $256 Pullout towel rail in kitchen $118 Increase depth of walk-in-pantry shelves from 450mm to 500mm $45 Translucent glass to sidelight at front entry $100 Upgrade front door to Madison primed PMAD04 with translucent glass $513 Change theatre doors to solid doors $254 Double rebated front door $$60 Privacy lock to Bed1 $15 Induction Cooktop in lieu of Westinghose standard $622 (pleasantly surprised ) and loads more........ Thanks 2-cupcakes-pls. It's hard to know what is a good price and then we ummed and ahhed about most of it and are pretty much just going to get it all. Our electrical came in at just over $7000 so that was the other major thing apart from the painting. It's hard to know when to stop Re: Our Home Group WA build in Wellard - PRESTART DONE!! 29Feb 27, 2014 5:48 pm when i sold my house last year we got it painted before putting it on the market. the house was a small 4x2 and had already been painted before, it cost us $6,000 to have it painted. the painting inclued two coats in two rooms, the whole painted and all the doors and frames. so paying just over $7,000 to have the whole painted with 3 coats is a great price Re: Our Home Group WA build in Wellard - PRESTART DONE!! 30Feb 27, 2014 6:00 pm Wow they really know how to charge for things. I sort of disappeared for a while. Earthworks finally started yesterday yay now I can get excited about my build again. I had been following everyone elses progress and I'd get excited and then drive to my block and it was still the same.....but we are now moving forward again Marcia How did I miss this HGWA thread??? They were amazing. Thorough reports with photos at every stage,… 6 7209 i would not be signing anything on the day read your contract about when builder submits final invoice generally, have to meet builder within 7 days of receiving final… 1 4794 I work with owner, he/she is my man on the ground and I instruct them when to visit the site and take photos and I have other tools in the bag. 4 15400 |
