I should have known that our process was a mess so not much was done properly! Haha! We were still changing the front elevation and roof pitch etc up until the last moment. We had a deadline for a decision so draft plans could be drawn up for pre-start ,otherwise would have to reschedule meeting. We have awning windows in the front they are more environmentally friendly (as are smaller standard windows) so count towards your 6 star energy rating. We are having smart glass in our windows as well. We had a lot of stuff already quoted prior to signing up for the build. That said we did spend another 15 thousand after pre-start, but that also included plumbing provisions for rainwater tanks to fill up toilets and grey water diverter in laundry. Good luck with your choices. I think everyone has a difficult time deciding and even then you wonder if you made the right choice. Usually your first choice( gut instinct) is pretty good only needs a bit of fine tuning to coordinate it all and the people at the tile place at making suggestions and reason for behind choice. We have now got 3 awning windows which are 25x710 in one bedroom & 2 25 x710 in the other bedroom but they were an extra $195 each. Thanks Jibs. For some reason everything seems to be in a different order then what everyone else seems to have done Maybe I've misunderstood. Anyway, nothing is happening right now. RI sales rep just said to touch base in Dec when we get back from our upcoming overseas holiday. He did say that was when we'd need to make a final decision about front elevation and window sizes and that after that we'd incur extra costs?!?! So who knows, maybe it just makes his life easier. I'd actually rather just get it done and move on to the next set of decision Grey water, that was one of my next questions. Is Redink doing the system for you, or just getting the plumbing set up and you'll do it after handover? If that's the case who are you using? What were the additional costs from RI? We'd like a system that is plumbed back in for toilets, washing, as well as out to the garden. Am only just beginning my research and no idea yet what it'll cost. Thanks Re: First timers building SOR with Redink-Windows Question?? 25Nov 06, 2013 3:10 pm Just to get the plumbing set up for laundry waste (ie the connection) was almost $700 We decided it wasn't worth it for our small yard and we hasn't done enough research at the time of prestart Re: First timers building SOR with Redink-Windows Question?? 26Nov 18, 2013 5:09 am ardie514 [qu Grey water, that was one of my next questions. Thanks We are just getting the plumbing put in for diverting trough waste from the laundry ( $390) and feed for the toilet ($895) from still to be installed water tanks. That is only for one toilet as main toilet has integrated hand basin which recycles water from hand washing for flushing. We will deal with the greywater after build. We live in Exmouth at the moment so very hard doing stuff from afar. We might put the the greywater sytem on hold as it only for watering the garden and read as we have a front loading washing machine the water used is a small amount and will be highly concentrated with powder so will need an very expensive filter and the ongoing expense of maintaining it. Better to use rainwater tank and pump. For greywater to be plumbed back into your toilet and laundry it would again need a very elaborate expensive filter. Better using rainwater . You can get nice slimline tanks and look into mounting under the eaves so using gravity to feed the water in thus less use of the pump. Re: First timers building SOR with Redink-Windows Question?? 28Dec 12, 2013 11:52 pm Thank you all for window advice. We've been out of town for 3 weeks and haven't done anything, but now we've got to get moving. Our titles were issued while we were away, yay!!! We completed our mortgage documents today, and settlement is scheduled for Tuesday! In order to get our file into the RI system before the Christmas shutdown we've got to sign off on floor plan and elevation this weekend, that apparently includes windows. So I visited the Jason showroom today (super helpful) and on Saturday we'll go check out the new display in Banksia Grove. Same floor plan as ours so we'll see what they've done with their windows, etc. We love the look of The Biscay front windows, our bedroom will be in same location. I can't remember, or tell from the photos what sort of windows they are. Anyone happen to know? They don't look like regular sliders. Seem to have panes. Any floor plan advice before we sign??? So excited to actually get started. Re: First timers building SOR with Redink-finalizing plans 29Dec 13, 2013 8:57 am You are doing well to check the windows! We change all of ours, but forgot to double check the ENS so now we are getting one we don't like. Double check the sizes of the rooms and the windows and door! You sound like you are doing a great job Re: First timers building SOR with Redink-finalizing plans 30Dec 15, 2013 7:45 am Hi Ardie following yr build Re: First timers building SOR with Redink-finalizing plans 31Dec 15, 2013 7:44 pm Ditto Happiness doesn't depend on any external conditions, it is governed by our mental attitude. - Dale Carnegie Re: First timers building SOR with Redink-Land Settlement! 32Dec 18, 2013 5:22 pm Re: First timers building SOR with Redink-Land Settlement! 33Dec 18, 2013 6:15 pm Yay congratulations!!! Happiness doesn't depend on any external conditions, it is governed by our mental attitude. - Dale Carnegie Re: First timers building SOR with Redink-Land Settlement! 37Jan 09, 2014 4:00 pm Well not a whole lot to report. We signed off on our house design and front elevation. Not a whole lot changed since I first posted the plan, minor stuff, but I can't seem to get my scanner working so unfortunately can't post right now. We added a front veranda (faces west) to help shade in the summer, but still get nice afternoon sun in the winter. And we made some window changes after looking at some displays. Our front window will be similar to the Biscay display with sliding windows and living/dining area will be same as the new Georgia display in Banksia Grove, also sliders instead of awnings. According to the little packet Redink gave me we're through stage 1 and now onto stage 2 where our plans are being turned into working drawings and submitted to the shire for assessment. Assuming no changes required for shire or energy rating then we are supposed to hear from someone in the office within a week to start paperwork and schedule design consult and pre start, etc. yay!!! We've been trying to nail down color scheme, etc. We definitely want tile in the main living areas for thermal mass purposes, but have been shocked at how expensive floor tiles are I have found Craft Decor to be the least expensive by far, but if anyone has other recommendations please let me know We originally wanted a wood look tile, but I would really like to avoid carpet all together and want to put down bamboo in the bedrooms, activity and theatre, and I don't think there's any way to make wood look tile look good next to a wood floor, so now we're looking at something in the brown family to keep it warm. Currently thinking about a brownish floor tile, lower cabinetry and island cabinets in a warm white, white benchtop (I fell in love with Sorbet essastone at the Laminex showroom) and then a brown accent upper cabinet. Any thoughts? Suggestions? Would love a couple with glass fronts to break things up. Am also saving my pennies for a nice light green glass splshback to add a little color. Anyone know how much extra for the glass front cabinets? Still haven't even thought about bathrooms. Probably similar, but with a little color in the accent tiles. Re: First timers building SOR with Redink-Land Settlement! 39Jan 15, 2014 2:51 pm For upper cabinets perhaps try peruvian clay? It's a lovely warm colour. Formica warm white for doors? Laminex antique white is a bit creamier, other than that there is one called Streetlight in formica but I think that could prove to be creamier again. If you do a search on the forum "peruvian clay", look for D&A's kitchen, looks fabulous.... Re: First timers building SOR with Redink-Land Settlement! 40Jan 16, 2014 11:49 am Thanks treesachanger. We'll check it out. Went and looked at RI new display in heron park yesterday, The Valencia. Loved the colour scheme of kitchen except the floor tile. I definitely think I want white cabinetry on bottom and island with white bench (am currently in love with sorbet essastone) and a dark brown on upper cabinets. For all you redinkers out there, is it more expensive to use 2 different Formica colours? How much for cabinets with glass front? Cheaper or more expensive to not have drawer handles? Thanks Minimum overhang into gutter must be 50mm, turn down tool should not split the sheet. it seems wrong tool for the profile was used, the flashing cannot slope back.
