We had drawings finished last Thursday, compliance was completed Friday and now just waiting on site costs and contracts from Prestart. Apparently out site costs are done, so contracts within a week or two. We are desperate for the design consult as really struggling with our exterior colour scheme. Re: Redink SOR First time builders-Early days 65Mar 20, 2014 12:29 pm Our site costs are due today so fingers crossed we have contracts in the next 1-2 weeks as well. We are also super keen for the design consult. We have the external colour scheme sorted I think, I mainly need help with colour schemes for my kitchen!! We're having dark timber floorboards so bit tricky trying to match bench tops and cupboards. We have an idea but I just want confirmation it actually matches. Our thread should be linked in my signature now (partner comes in handy with forums, I have no clue). We're building the Bristol with a few changes here and there in Malvern Springs, Ellenbrook. Spent 3 weekends in a row dragging hubby to shows/expos and I'd say 2 of the 3 were sort of a waste of time and money, but just found out today that we won a greywater diverter system from the homebase expo show!!!! On the north you will need a pergola or similar shade structure for summer as north and west are your hottest aspects in summer. Our western verandah wasn't deep enough, we needed the tinting. (They were 1.3m wide, don't know why ). You'll need blockout fabric on the windows if they are north and west facing. Typically, shade sails and/or deciduous trees are suggested. We will probably be starting off with shade sails until our trees get big enough to provide the right amount of shade. Or we might consider a deciduous vine such as grapes, not sure about that though as it might get too messy. We have so much to learn and I appreciate all of your help, not like either of you have nothing else to do Here is the latest iteration of our plan with the front verandah. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Now I'm concerned the veranda isn't deep enough now, it's only about 1 m. Though it should get a nice SW breeze in there during the summer. We'd also like to plant a nice bush or tree in front, haven't really dealt with landscaping plans yet. Along the north side we're planning a little zen garden for grown ups to relax outside the master suite, so prob a shade sail in summer. Outside the rest of the northern area we'll definitely have deciduous trees and we're leaning towards a pergola with deciduous vines, but possibly a shade sail instead. I'm open to all suggestions!!! We're waiting on contracts and working drawings, I'm told any day now But that also means we can still make any necessary changes to create a more passive solar home. Once we receive the contracts & drawings then we can schedule pre start and get the show on the road. So, we won a G Flow diverter system but we still have to pay for installation! But, it was something we wanted to do anyway so saves us on buying the system. It's through a company called CES, Complete Enviro Systems, and as their name says they do all kinds of stuff, solar PV, solar pool heating, rainwater, LED lighting, solar HWS, etc. So we've got them quoting out a bunch of stuff and we'll see what we can afford to do from the start and what will happen down the track. At least we can have the house built with the necessary plumbing/GPO's etc to handle systems that we may add later. While I was at Home Base Expo I also stopped by the Lmainex/Formica display to just take another look and play around with some of the samples we were already mulling over. A woman named Kirsty from Abode Renovation & Interior Design was there and gave me some great free advice. She made me feel much better about our kitchen picks and gave me great ideas for the bathroom. I've been really stuck for what to do with the ensuite and bathroom. She was such a great help. Now I cannot wait for our full day design consult and prestart! Re: Redink SOR First time builders-Early days 76Apr 01, 2014 6:05 pm The verandah might not be deep enough. We've been told that the shade sails on the north should be about 3-4 metres to block out the sun, so I would say a 1m verandah on the NW might not be enough, especially as you have the corner window. On the other hand, you've also got the portico providing another metre or so of shade to the west so you might be OK. Sounds excellent, might have to check CES out. Yeah I kind of expected that you'd pay for installation, but if you were gonna do it anyway it's still a win! This Friday will be 3 weeks for us since we went into prestart. I emailed on Monday, because 3 weeks ago they told it would be 3 weeks and was told they're "working on it" I'm really hoping that the contracts etc arrive in the post this week, am getting anxious. Also, we have my mother in law in town until 10 May and I was really hoping we'd have design consult and prestart before then so we've got a babysitter! Will keep you posted if I hear anything. Minimum overhang into gutter must be 50mm, turn down tool should not split the sheet. it seems wrong tool for the profile was used, the flashing cannot slope back.
