Browse Forums Building A New House Re: Custom build - The Pavilions - SEQ - PCI 102Nov 24, 2013 10:36 pm We have had a huge weekend. Went through the house to complete our practical inspection. Found that the ants have moved into the laundry. Darn freeloaders! Our list is 4 pages long, most of it cosmetic, paint touch ups, a smudge here a chip in the door there, pls silicon here and there. Builder has already lined up painter so I know they are aware of some of the scuff marks, but we felt is was better to double up. I do have two electrical additions for a two way switch and we decided to add another fan in meals area. We did um and ah about it.... Then forgot about it, thought it should be ok, but this weekend it was hot, humid and no breeze. Will be very interesting to see what builder thinks about additions... So for anyone completing their practical completion inspection ours was very through. We packed a lunch, including cold drinks and made sure we had a good nights sleep, we took a camera, pen, pencils, removable stickers and someone (FIL) who hasn't been to your house as often as we have. You will be amazed at the things you don't see particularly if like us you had keys to the house and have been so often. Some are so obvious you wonder how you missed it. It took us a few hours to complete we crawled into roof space and on the roof as well. I should mention the builder wasn't with us, they said list everything, so we did, and said it's best to be over the top, so we were. No really most of it is touch up jobs so I've moved on to lining up all the post handover jobs.… The build - https://forum.homeone.com.au/viewtopic.php?f=31&t=67554 The Yard - viewtopic.php?f=19&t=67695 Re: Custom build - The Pavilions - SEQ - PCI 105Nov 28, 2013 6:27 pm Big day today. Additional fan for kitchen meals area was installed today and so was the additional downlight and two way switch in master bedroom. So glad we added the fan as it makes a huge difference. forgot to take a picture because I was busy We also had electricians connect a missing data point which runs from the hub in the study to the shed and added a double power point in the shed as well. The rest of our security and insect screens were installed as well. I also had an onsite appointment for a measure and quote for window tinting. Whilst that was all happening the valuer for the bank arrived, popped his head in and ran around counted the rooms, tried to figure out what a few might be (pantry) and took a few photos. So at least one step closer to handover. Builder has been working through our PCI list. Painting done, silicon done and curbside storm water run off completed. Still a few minor things to do (doorstops.) The only hiccup so far is the rangehood. It's meant to suck, so I should be able to smoke up a wok and turn the fan on and it should suck most of the smoke and cooking smells out on full. At the moment on full it's hard pressed to suck steam from a boiling kettle. Manufacturers said if the fan is increasing in speed then it can only be an install issue more than likely a leak or cut in the ducting. Builder is going to do a full work over on the range-hood tomorrow, so hoping it is sorted.... Otherwise a service call to the manufacturer. Re: Custom build - The Pavilions - SEQ - PCI 107Nov 29, 2013 7:08 am Thanks Trees I booked the removalist as well. Scheduled to move on Monday 9th Dec.
It's a terrible shame, but I will be in Melbourne attending a wedding the weekend prior to moving. My return flight lands in the afternoon of the 9th. I will miss most of the packing and moving I may never find anything again, especially knowing how OH packs/moves house. The plan is to pack all the things I think I will need immediately. You know all the important things like coffee machine and coffee I'll also buy a bottle of champagne on way home... To have after the kids go to sleep.... One glass and we will be asleep 15 minutes after the kids..... When we moved, I packed some "essential" boxes and kept them for last; they contained stuff like t bags, matches, toilet rolls, washing up liquid etc that you usually want to find straight away... Re: Custom build - The Pavilions - SEQ - PCI 109Nov 30, 2013 7:12 am Trees - I found a red box just for all those items you mentioned.... I will throw in clean sheets for the beds.... I don't want to hunt through 30 boxes to find sheets..... Because OH overlooked writing on the boxes OH is going to be challenged. I packed the guest room, not much in there, but one of my children had a melt down. "That's nanny and granddads bed!" "No mummy, no mummy NO, NOOOOO!!!" Sob, sob, "my nanny, granddad no where sleep!!!!" Me... Busting a sweat and going deaf... Apparently, every item I touched was granny/ granddads.... We are going to the house today to meet cabinetmaker who needs to finish installing panel on semi integrated dishwasher and the kick. Dishwasher turned out to be a real pain, arrived with the H frame missing so panel couldn't be attached. Anyway I will take picture if new fan whilst out there. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Rang cabinetmaker he called benchtop manufacture and now cabinet guy has to place a claim.... Just can't believe it We forgot to take photos of fan and to take a telephone to check phone line. I arranged gas bottles which was delivered same day (how's that for service.) Anyway checked hot water (gas HWS) and gas cook top. Both work brilliant and very, very happy with cooker. Range hood still not work..... Such a disappointment, but builder has been working on it. We put the pole for the letterbox in last week and intended on securing the box to the pole, but raining cats and dogs so left it. OH put street number on box and announced ta dah! His daughters clapped. I'm getting excited now. Today I could really see myself in the house relaxing and enjoying the views. I'm also looking forward to putting up the Christmas tree as well. Re: Custom build - The Pavilions - SEQ - PCI 112Dec 01, 2013 9:16 pm Trees - yes very sweet Every child should adore their grandparents. Pictures of the fan. Same fan as in the living area but this fan is on the low end of the curved roof, therefore no need for down rod extension. We are meeting with builder to go over our PCI list and handover discussion (we get everything but the set of keys) this morning. Most of the PCI list is done. Nothing to do but wait for the bank.... Then it is officially ours. This weekend we met most of the neighbours all very nice. Lots of children.... Our girls had a blast. The house is looking great Re: Custom build - The Pavilions - SEQ - Bank delays handove 117Dec 04, 2013 7:33 am Cooper05 - these are the fans ( link below ) Brand is Minka Aire - series is Artemis. Oversea (US) it comes in a massive selection It's at the expensive end for fans, but as a feature they are worth it. When I picked up the last fan the lovely lady at Beacon Lighting said they are expecting the high gloss black version. Also available in liquid nickel (which is really, really expensive) installer needs to wear gloves so they don't mark it with fingerprints. http://www.beaconlighting.com.au/artemi ... k-koa.html To see all the colour http://www.lumens.com/artemis-ceiling-f ... JPKCK.html They move lot of air Again so glad we added the fan. I sent emails last night expressing my disappointment.... I received a response early this morning saying they will follow up, but delay is due to increased workload. I replied stating their internal issues are not going become my issues, and payment needs to go out this morning. I have post hand over trades lined up and I do not want to reschedule them. Builder will allow access to house if I have confirmation of payment on banks letterhead.
