Browse Forums Building A New House 1 Oct 08, 2013 10:09 pm Hello all,
Well I've been lurking on this site for about two years. It is also how long our building journey has taken with a few twists and turns. Initially we started with a builder and one of their plans which started to spiral out of control, less like the dream home we envisioned and financially way outside of our budget. So we pulled out, which cost us money but well worth it. I would have hated to build something to end up hating it. In the end we designed our own home. We are about 6-8 weeks from completion (hopefully.) I had planned on starting a thread and blog at the beginning, but I'm time poor. Our design is well original, we love it, others might as well and some will hate it. It has certainly turned a few heads, stopped traffic and caused a few near miss car accidents and we are building in a quiet neighbourhood. We took everything we know about house design (which isn't much) and tore it in two. Since a picture can say it quickly and more eloquently here is a picture of the back of our house, looking between the two pavilions. The open space between will eventally be our decked area. Are they two separate buildings? I mean, that's what I seem to be looking at. Would love to hear the background of why you decided this. Always nice to see something truly original. Did you initially have trouble getting builder to do something like that? Oh yes, plans please! My Hamptons build (completed): viewtopic.php?f=31&t=63370 Moved in Wednesday 11th Dec 2013 Front landscaping completed June 2016 Re: Custom build - The Pavilions - Sunny SEQ 6Oct 09, 2013 10:18 am 1rocky - no plan for the deck yet. It will be our next project. I will no doubt be on this forum seeking guidance and feedback. We consider the deck a major part of our living space. Cooper05 & AKB - I will load up floor plans and more pictures very soon. Cinder - your eyes do not deceive you you are indeed looking at two buildings, but it is considered one dwelling by the council. We had to sign a stat dec stating that it was one single dwelling and that we do not intend to set up a b&b or to cook in our laundry and sleep in our kitchen I will in my next post give a back ground to the thinking behind the design with pictures. It wasn't hard to find a builder to build this. There were a few factors we covered off in the design process to ensure it could be built and built cost effectively. I also did a lot of driving checking out various builds and researching various builders before putting our plan out for tender. In the end we went with a small builder that has a reputation for quality and service. It costs slightly more, but worth it I think. One of the builders on site summed the house up in a few simple words, "the house is an optical illusion." Depending where you might be viewing it does look like one building, then as you drive or walk past it changes to two building then back to one. I will post the floor plans and more pics which will give a big picture idea of the pavilions and their connectivity to each other. Cheers The build - https://forum.homeone.com.au/viewtopic.php?f=31&t=67554 The Yard - viewtopic.php?f=19&t=67695 Re: Custom build - The Pavilions - Sunny SEQ 7Oct 09, 2013 1:25 pm kiakhan - what an original design you have yourself! Nice to see some variety on the forum. I have seen a house sort of similar (with two separate pavilions like yours) and the areas were connected by decks. It always looks so interesting. I'd also love to see the floor plans. Keep the pictures coming Is the internal picture a recent one? If so we are at the same stage! P.S - looks like you have a nice bit of land to stretch out on oh & I love that big tree! Re: Custom build - The Pavilions - Sunny SEQ 8Oct 09, 2013 2:07 pm Gonecountry - No way a similar house! I spent hours trying to find something similar in the early days. I couldn't for a moment envision that we would design our own home Yes the internal is a recent pic, just last week. Tiler is in this week. The tree is magnificent, not on our property but it is protected. We have a few large protected trees in the estate. They were protected as part of the development with consultation with locals. Once upon a time our block had a silky oak, but it was struck lightening in its day it would have been impressive. They think it could have been 150 years old! I think they use the pavilions as guest area(s). You have overtaken me, I'm hoping tiler will be in next week. Please update us with some tile pictures when you have them That tree is beautiful I'm glad to hear it's protected. You'll be able to have it as a 'façade feature' for some time. I will read through that thread. I had a quick peek and it looks awesome. We briefly toyed with the idea of three pavilions, 3 bed rooms, living and then master room away from the kids.... but our kids are very young so moved away from that idea. I'm sure when they are teens we will think.... should have gone the three pavilions. GJ Gardner have a three pavilion style home with a gallery and breezeway seperating the master bed/garage - living - bedrooms. I did like it, but way back in the early days of our build it was their top of the line show home and way outside our budget. I understand they now have different options making it more affordable to build. http://www.gjgardner.com.au/offices/que ... 12621.aspx The build - https://forum.homeone.com.au/viewtopic.php?f=31&t=67554 The Yard - viewtopic.php?f=19&t=67695 Re: Custom build - The Pavilions - Sunny SEQ 13Oct 09, 2013 7:39 pm Yeah I hear you it's hard with kids, what works now might not when they are older .....having said that if you went three pavilions they might never move out! <!-- l --><a class="postlink-local" href="https://forum.homeone.com.au/viewtopic.php?t=62083">viewtopic.php?t=62083</a><!-- l --> Re: Custom build - The Pavilions - Sunny SEQ 14Oct 09, 2013 8:45 pm Once upon a time our blocked looked like this Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Then the block was scraped Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Slab poured and finally framing stage - View east side Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ View east side, with roof, bricks and windows and OH hobbit window (the round one.) Wow - it looks like you have a huge pantry & I thought mine was big! I spy a round window, nice feature Re: Custom build - The Pavilions - Sunny SEQ 16Oct 10, 2013 11:18 am GC - Nah the pantry is tiny It's only 3.45 x 4.0 meters. We haven't arranged cabinets as part of build and we are still thinking about how we use the space. We have allowed for a cupboard for the sink and dishwasher. Also one large cupboard (called linen) but it's for appliances and bakeware. Roomy yes. Highest point of the curve is 3.6 meters and lowest is 2.7 meters. Study and pantry have lower ceilings @ 2.5 ish (I think). It feels impressive to walk from study to kitchen space. The round window is the OH's request. It sits low so we have a view out when sitting at the dining table. OH has a lot of design requests in the house, way more than I The build - https://forum.homeone.com.au/viewtopic.php?f=31&t=67554 The Yard - viewtopic.php?f=19&t=67695 Re: Custom build - The Pavilions - Sunny SEQ 17Oct 10, 2013 2:41 pm ha. You'll be able to use it as a spare room if you have lots of guests! We are putting our fridge in the pantry + all appliances, we also have made one wall our wine cellar Re: Custom build - The Pavilions - Sunny SEQ 18Oct 10, 2013 8:24 pm GC - your wine cellar with go well with my OH's plan to build a brewery The build - https://forum.homeone.com.au/viewtopic.php?f=31&t=67554 The Yard - viewtopic.php?f=19&t=67695 Re: Custom build - The Pavilions - Sunny SEQ 19Oct 10, 2013 8:35 pm Should say **will go** Wee bit distracted by Grand Designs Australia.
