Browse Forums Building A New House Re: Wanting help for a double storey approx 25 sq house plan 2Oct 02, 2013 2:50 pm What are the dimensions of your block? What is the area? (Coastal, rural, urban?) Are you getting an architect to draw it up? We got an architect to draw ours. We gave a list of requests, our blog has natural attributes that leans towards living upstairs and large open plan. We have a narrow block. So he didn't have any pictures to work with, just what we wanted in a house and how we lived. The brief ("Wish List" was 7 pages long! I think start by writing down every wish you can think of. Re: Wanting help for a double storey approx 25 sq house plan 3Oct 02, 2013 2:56 pm We only have a 450m2 block that is 14 x 32 (I think) so that's why we decided to go up. Its in a suburban area, very close to a lake and gardens and we are north facing. We want all the bedrooms and a rumpus upstairs for the kids as they get older and preferably having 2 living areas downstairs with kitchen etc. We have certain things that we want, but that's what Im afraid of with a wish list (eyes rolling) Re: Wanting help for a double storey approx 25 sq house plan 4Oct 02, 2013 3:07 pm Wisdom have a nice design called the Aspiration. Its a 29sq but would still fit on your block might be worth a look to see if it suits or gives you some ideas on floorplan. http://camdenbuild.blogspot.com.au/ by invite only please pm me Re: Wanting help for a double storey approx 25 sq house plan 5Oct 02, 2013 3:08 pm I've got a 12 x 40 block. So a narrower design that you will need. It's in my blog. Why are you afraid of a wish list? Oh and welcome to the forums! Re: Wanting help for a double storey approx 25 sq house plan 6Oct 02, 2013 3:10 pm Thankyou, Im not afraid of one, more afraid of how long it will be! Ill have a look at your plans Re: Wanting help for a double storey approx 25 sq house plan 7Oct 02, 2013 3:17 pm suzluvsash Thankyou, Im not afraid of one, more afraid of how long it will be! Ill have a look at your plans haha, OK I get you now. Be very careful with double story custom houses you have to consider what is on top/below combo. We have living on top of garage and master bedroom, so we put sound insulation in ceiling above master bedroom. Above "kids" rooms we have our rumpus/office. We figured if kids are playing in it, that's fine for noise to carry through as they are not asleep. If kids are asleep then it is just us that need to be quite when playing in the rumpus (no idea what I'd play in the rumpus mind you, lol!) Also condiser if any bathrooms are upstairs where drainage pipes will go. Our architect ran them through house and down interior wall so no external pipes BUT this then creates noise so we had to sound insulate the pipes. I personally would prefer as much pip/drainage to be on outside of house for easy access and to take the noise outside, but it does depend on where abouts the pipe is in relation to aesthetics. Thanks I really like that plan Re: Wanting help for a double storey approx 25 sq house plan 9Oct 03, 2013 1:16 pm Hi, i'm building this one, its about 27.5sq and my block is 12.5x32 As you can see there's 2 living areas downstairs and an extra living space upstairs so 3areas altogether Second Build, this time with Carlisle 2016, can't wait! Making for a much colder house during winter. I'd definitely consider following Animals lead & consider an "upside down" house. With a large proportion of living areas upstairs, with access to winter sunlight, & cooling summer breezes. Resulting in a warmer house in winter, & a cooler house in summer (with appropriate eaves). The double garage will then just keep sun from the bedrooms, which is fine. Rumpus could be downstairs, at rear, with access to the yard. Of course, you may not be happy with this idea, if it doesn't suit your lifestyle. Particularly if you have young kids. One other thing, dragging the groceries upstairs Re: Wanting help for a double storey approx 25 sq house plan 11Oct 04, 2013 11:50 am ddarroch Of course, you may not be happy with this idea, if it doesn't suit your lifestyle.
