Browse Forums Building A New House 1 Sep 30, 2013 12:29 pm Hi All, I am currently in the process of arranging plans and permits to develop at the rear of my property. My draftsmen has put together the outline drawings and asked if i had considered what sort of facade i wanted. As i am all new to this I am not really sure what my best options are. Basically the house will be built to sell upon completion so the biggest factor for me is a return on investment as opposed to what I would personally want. So I just wanted to get as much advice as possible. I am not sure there is some miracle answer such as "Use concrete because it is cheaper and quicker to install" because i understand each has different pros and cons. But i guess what i am asking is what material is going to get the best return on investment. Obviously the more expensive the higher the property would need to sell for. The property is in a Melbourne suburb so it will be a fairly standard and modest design. Thanks in advance Re: Cost Of Facades? (First time builder) 2Sep 30, 2013 12:49 pm Based on the appearance of smaller units/houses in my area, and the prices we were given by our builder, I can only assume that the cheapest way is a lighter coloured brick with tiled roof. I was told that darker bricks are more expensive because of a higher amount of clay, don't know if anyone can confirm this? I assume you also don't want to render or anything like that as it's another expense. Not sure on cost due to roof tiles vs colourbond but we went with colourbond due to not having to replace cracked tiles, ease of cleaning etc. Not sure if this would help being an investment property. Some volume builders will charge more for one over the other, because the biggest discount is obtained (for them) by ordering as much of the one thing as possible; however that doesn't reflect a real proce-difference between the two. And as for resale price immediately after it's built, I doubt it makes much difference; there's someone who thinks aluminium is too noisy & only for cheapskates for each person who thinks tiles are just asking for a hail-storm to flood your house. I think if it were my decision I'd go for the cheapest facade which didn't look just downright chronically bad; unless you're getting extra functionality out of the facade, then you might consider paying extra (eg. a balcony). A lot of people still seem to buy houses based on the number of rooms, and although some of the display-home facades that cost many tens of thousands of dollars would make your house sell more quickly, I don't know that they'd necessarily get your house sold for as much extra as they cost. I have taken a look around the neighborhood and did take note that weatherboard with color bond roofs are quite popular. I must admit i also think they just look absolutely fantastic. Re: Cost Of Facades? (First time builder) 7Sep 30, 2013 7:45 pm Colorbond is more expensive in general, whether it's roofing or fencing.....but it's worth every cent and it is a sale factor.. I think render sells the easiest but is quite exxy...so if you choose to render, shop around! Otherwise cladding and bricking works well, just try and choose some modern colours. lila rose noted that darker bricks cost more, this is true however, some companies do have dark bricks in their standard range - we got PGH charcoal bricks for the standard price for our house. Maybe have a look at builders sites and their facades or get an interior designer's perspective - they're always up to date with what's in and out. good luck! Re: Cost Of Facades? (First time builder) 8Nov 12, 2013 3:56 pm I am also building for the first time and I'm at the stage where I am to pick my bricks and other "colours" for the exterior. I did submit a somewhat hastily put together colour scheme to Town planning earlier but will probably deviate from it (after checking that its all ok with Council) My builder has given me a list of 21 Boral bricks (and a smaller list of Austral bricks) that are in his "standard" range. I have asked the builder about bricks outside his range and he is pricing then for me. Pardon my ignorance, but despite having been to the Boral display centre, I only remember being told that their "Ripponlea" brick was a more expensive premium brick. So, I guess that there are some bricks (and it seems like some of the darker ones) are more expensive? Re: Cost Of Facades? (First time builder) 9Nov 12, 2013 10:05 pm My two cents is that you go with the flow of what is in your area - if it's mostly weatherboard and cotage-ey then go with that as your 'style guide' and look for similar features. People buying into the area already know what to expect, will be able to compare your place to similar and are choosing to buy there knowing that's what they are likely to see. So if it's lots of little cottages with tin roofing and central doors and window sills then look to do similar. If there's some federation styling around you then why not add in some federation features (like the red brick line across at knee height, and the little styled roof mounts - you might add that in cheaper yourself after). Keep the colours fairly tame and predictable, keep the style simple - that way people can mentally put their own stamp on it and you don't turn people off. And when you are ready to sell have a nice front yard (don't spend big - plant a couple of youngish trees and toss some roll on lawn down?) with good access to parking and let them not wade through mud and sand to get to the house. Ditto the back yard - a quick landscape job - not expensive - not huge retaining walls and masses of decking - but enough to create the impression that people can move in ready to go and not need to deal with it immediately. Maybe this depends on how soon you're selling, and whether the houses you're talking about are going to even be there by the time you sell? Our area is (or maybe I should say "was when we moved there") all fibro & weatherboard cottages with the occasional red-brick or 80's-style brick-clad renovation ... but just about every 5th block is either a new house or a construction zone now. But if the houses in question are likely to stay, probably meaning they're older than the 50's when our street was subdivided, that might make you consider trying to match what's already there. (First time builder) 11Nov 13, 2013 8:28 am Definitely go look around your area and look at the recent sales etc in the same price range as you, this should show you the style of housing the market your trying to hit is looking for and go along with what is working. I wouldn't be shy about taking the plans etc to a local real estate agent either and seeing if they have any suggestions etc too because they will know a lot about what the market want I wouldn't just be looking at the cost alone but the return of investment in the final sale price as you could do a super budget facade that no one is interested in vs. 3k out of pocket that gets you the sale and price you want! good luck!!
