Browse Forums Building A New House 1 Sep 27, 2013 12:57 am Ok so have been lurking on here for sometime following other posts and now things are moving with our build thought I would start our own.
I will update with plans etc when I can but we have Pre-Start on 7th Oct and we're trying to sort out our electrical plan and decide where to plave the LED downlights that come in the package. To give you an idea of the house size we're building a modified of the Bordeaux Contempo. Living area 240sqm, Alfresco 31.56sqm. Can people that have built with HomeGroup and used the LED's that come in the package let me know how bright they are and how many they used in the living/dining & kitchen areas. We have 25 LED's all up throught the house, 1 per room and we were thinking of taking them out of the bedrooms to utilise in the above areas and main entrance hallway. I know they're brighter than the older halogen style but just not sure how many we'll need. Any help would be much appreciated......Thanks Our Build Timeline 18/06/2013 - Settled on land 22/07/2013 - HGWA contracts finalised, but have had a few hiccups with finance issues (banks & HGWA's end, not ours) 26/08/2013 - Finance approval. Followed by more red tape issues as we were putting in a sum towards the build costs so there were forms and evidence to provide both to the bank & HGWA.. 05/09/2013 - HGWA confirmed that the 'unconditional finance approval' was in place. 07/10/2013 - Prestart. 21/10/2013 - Developer approval of the deisgn 24/10/2013 - Scheduling begins - advised this process takes 4-6 weeks 24/10/2013 - Building permit applied for 31/10/2013 - Building permit granted 17/12/2013 - Scheduling finialised and passed to contruction dept 07/01/2014 - Materials begin to arrive at site 09/01/2014 - Earthworks begin 20/01/2014 - Site plumbing done 21/01/2014 - Slab started 23/01/2014 - Slab finished - told curing time 10-15 days 14/02/2014 - Bricks delivered. 24/02/2014 - Bricklaying started Pictures pg 6 & 7 19/03/2014 - Plate Height reached 27/03/2014 - Roof frame started Pictures Pg 7 16/04/2014 - Roof complete : 15/05/2014 - Lock up 23/07/2014 - PCI 24/07/2014 - We got keys Re: Building with HomeGroupWA - LED advice please 2Sep 27, 2013 7:16 pm Okay so going to attempt to show the plans. The Original Plan The revised plan - We flipped the plan and then enclosed where the study/nursery was and have utilised the space giving us a bigger en-suite and WAR, we have then been able to add scullery & WIP As we didn't want an activity area we moved bed 3 down so that we could then give our girls an en-suite between their bedrooms, we have moved bed 4 over to where bed 3 was and made the PDR a bit bigger and added a shower, this has then also given us more space for the Alfresco. We also moved the wall of the Theatre up slightly to make it a bit bigger Re: Building with HomeGroupWA - Ellenbrook 3Oct 22, 2013 7:01 am OK so Prestart done 2 weeks ago, couldn't believe how much all our upgrades came too, we had to take the list away that night and go through deciding what luxeries we could do without, such as a laminate wine rack next to the fridge, they only wanted $2.5k+ We managed to whittle it down but still came in well over budget Had a call yesterday that the final drawings have been posted to us, so hopefully get them today and then when I checked my emails had one from them saying that the design had been approved by the devlopers so once they receieved our signed plans back it would be progressing to getting everything ordered. We want overhead cardboards , but we are going to ikea after handover. Congrats on getting the approval the other day! I do love your extra bathroom and your girls bathroom too. We were there all day, we pretty much wanted to upgrade loads & when we got the final cost we had to take the list home to whittle it down, returned to sign off 2 days later. They're used to all the upgrades to 43 shouldn't be too bad. It depends on the size of the bench tops, we paid $1304 & $829 for the little shower room bench top Extra lights are $54 but that's for the standard fitting. We added 21 extra lights but we made do with the existing LED package, just had them moved where we wanted them. I'm hoping to add the final plans to here once I can figure it out! Photobucket keeps having a hissy fit with the uploads, think its the size of the files. Land size is 714sqm. House: width = 13990 & length = 24490 And yes, Lexia Stage 8 building on Helms Loop. We have an infant and a toddler so a bath was a must for us ! Infact i love a good soak in the bath myself so i had one put in the ensuite as well. Yeah our girls are older and the bath never got used, My wife and I both have back injuries so getting in & out was difficult so thought we would take it out altogether We are utilising the space left in the ensuite so my wife has a makeup bench just for her Just had a look at your thread and love the look of the block.
