With Devine I have been offered a house and land package for 299,900 with fixed price footings, landscaping, their usual inclusions, driveway and path paving, flooring. I will need to pay for R/C aircon, water tank, fencing. I think that's it :/ but there are probably a million other things that come into it which is what I'm concerned about. It very much seems to depend upon location. Growing up in southern Sydney (The Shire) I was used to the concept of building costing more than buying, but in the Ryde area where we are now it seems people are willing to pay more for a newish McMansion than it costs to buy an old fibro joint & build a McMansion. I've been looking around for the last 3-4 years, since we started down the path of this "let's KDR" caper, and there's been nothing double-storey & less than 10 years old & which isn't on a 6-lane road that's been less than [the value of our land + our cost to build]. It was a massive help to me as a first time builder. In terms of what people call their "usual inclusions" - run through that in detail with the builder. Not just the quality of the finishings but also whether it actually finishes the house to a level that you are comfortable with. Things like the electricals (do you have enough power points in each room, do you have adequate lighting), shelving and floorings plus the obvious add-ons post build such as curtains. Don't rely on the builder to remind or advise you on anything that you might be missing out - different people might be better or worse at it, but the end of the day it's up to you to work it out.
