i found out this forum just today. we have bought a block of land in a new estate in Sydney and looking to build our first house. we have been seeing lot of display house and talking with different builders. can u guys recommend any good builders and the experience u had with them. at the moment we looking at Eden brae,masterton and rawson homes.we liked the design of each builders but need to consider the budget too. Our block is 513 metre square ,corner block. what would be the rough cost for landscaping and fencing. this much for now.i will be reading this forum a lot now.. cheers mate Re: building 1st house advice 3May 07, 2008 3:48 am Hi Crappymate,
We are building with EB and are very happy so far. We have not started construction yet but I can tell you the Colour Consultant has been extremely good and the customer service at EB is fantastic. we will be building wiith EB. Be warned : THEY DO NOT NEGOTIATE !!! So if you love their designs, don't expect any freebies or sweeteners. Stick with the standard or packaged deals & they will make you very happy. Start changing things & you will find thatthey just can't or don't want to handle it. CHECK & RE-CHECK everything & stay on top of them....they are hopeless in folloowing through. They class themselves as "boutique builders". This is just spin. They ghave no concept of what that means & don't be fooled by their customer guarnatee. Their salesguys are slick & will bend over backwards to be friendly, which they are. At the end of the day though, the salesman through to the guy who prepares the contract are there to make money for EB & to make the money as easly as possible for THEM. We signed up with them because we didn't like any other desings which would suit our narrow block. We felt that our hands were tied during the entire tender/contract process. Now we'll be anxious to see whether the building process is any better or worse. We're not expecting much, though. If we had had the time, we would have gone owner builder. It will be interesting to hear from people that have had a house build with Eden Brae regarding their quality, build time and customer service. Anyone out there built with Eden Brae or know someone who has? Unfortunately the only home design we liked with them was two storey and since space isn't really an issue here (we have approx 3600sqm) we wanted a single storey home instead.

remember that if you're on a corner block - it's highly likely that the estate developer will require you to have a decent facade not only on the front but also on the side. most project homes have just a plain wall down the sides - but builders can add projections, pergolas or ues different materials to try and create a facade that will pass developer guidelines. this will usually cost a little extra as well - ask EB about their corner facades (McKinnon I think is specifically for a corner - but they can really create any facade on the side. There's something about Rawson Homes that always make me feel claustrophobic on the inside but EB homes feel spacious - whether single or double storey. After 4 years - we're in! We had to go over every tender with a fine tooth comb and we found many errors - these were all fixed but it cost us lots of time... We also are/were very restricted by council requirements to land/floor ratio and many other requirements... However our experience so far has been far from great. I think we 'lucked out' when it came to the allocation of our customer service officer, but when we chose them to build our house we made the decision based on many peoples recommendation regarding the actual build (and other points as noted above) - not customer service. We are yet to commence building, but are only moments away (hopefully) and hope that our experience thus far improves... Also we have friend who built with EB in Sydney too - and had wonderful customer service, but since complition of their build, have had to have EB back many times to fix things. They've had probs with their staircase and also had to have windows replaces... I think they said they have had some kind of trades person there everyweek for the past 7months...
