So have been planning to start this for the last few months but never got around to due to work and study and well, planning the build! Anyway thought I would catch you all up and post as the exciting parts start to happen we are building the Camden 4 from the Plantation breakthrough range on a 672m2 block between Brissy and the sunny coast!!! Been a reasonably smooth process until now we first inquired as to what we could borrow in mid June and by end of August we had become land owners and signed contracts on the build! Most recent update is council approval went through today and the bank has approved the loan amount just finalising the paperwork and details (they wanted Plantation to change the final payment to 10% instead of 15% and the payment prior to that to 25% instead of 20% but Plantation said no) but it has been submitted to the bank to accept the payment schedule as is and once that is done we will get the mortgage documents to sign and work can commence, our valuation came in fine and that includes our driveway and light fittings! I thought I would post up some images of our plans and external colour selections to get started until things start happening, Will post internal selections another night. Hopefully in the next few weeks we will have our site clear done and the ball will be rolling so to speak! It is pretty exciting, our whole process has been quite easy which is lucky no major issues with anything therefore no real delays! It has only been 3 months since we started seriously putting things in motion the land settlement was August 27th and our council approval to build as well as our final bank approval came through on the 27th September. We should have the authority to commence construction from the bank at the end of this week touch wood! Had a call from our SS today to advise the site cut is being done tomorrow and we should have a slab by Saturday!!! If all goes well the frame should start around the 12th (allowing a week for the slab to cure)... Will start posting more pics soon! Will be following your build. I am very likely to build with Plantation as well. But has a few more displays to look at. Did you sign up with one of the sales in Rochedale? or other display centre's sales? If you dont mind me asking, for that LAUNDRY sink and under-sink cabinet....is that photo you attached what you will be getting? I would have though the standard is sink with laminated benchtop (just around sink) and laminated cupboard under the sink. Am i right or did you make an upgrade to what's in the photo? I like to have some feature in the shower room, but the missus says no need....plain is good enough...@_@ Also, I am guessing you are having Plantation to do all your flooring upstairs and downstairs.....for their carpet range, did you find the standard carpet already has a large selection? or did you have to upgrade carpet and upgrade the underlay? Re: Plantation Homes Breakthrough - Building the Camden 4 11Oct 29, 2013 9:53 pm There were a few mosaic selections to choose from as standard which were quite nice there is an allowance of a set number of the mosaic sheets included and there are different styles to choose from. I just wanted this one in particular so it was an upgrade as it wasn't one of their options I just happened to find it at Beaumont. Laundry sink was standard inclusion as is We upgrades to designer range carpet as we didn't like any of the showcase range there were only a couple to choose from. Sitework started today yay will post some pics at end of week when hopefully slab is down! Re: Plantation Homes Breakthrough - Building the Camden 4 13Oct 30, 2013 12:29 pm We liked the Plantation inclusions and prices and we also knew they style of house we wanted and where we wanted things and the Camden4 was pretty much spot on exactly what we wanted, with all the Metricon designs we would have had to make a lot of changes to get what we wanted. A friend recently built with Plantation and had a really good experience which also helped with our decision. The Plantation sales office we went through was so nice and honest he was very up front about costs with us, that he knew things like colours he obviously didn't know but a lot of ours were standard anyway. Good question on the size, I believe it is 195.1m2 including the Garage and Alfresco... We (ideally) plan to live in this for 5 years or so, 10 max then build two storey on acerage further up the coast, something similar to Franklin by Metricon but will see how that pans out we just wanted to get out of renting and be paying for something we owned instead! Pics to come tonight when I am home Our Frame is due to start tomorrow so hopefully that will happen and it will start to look like a house, I've been going out every afternoon becuase if I go to the block after work (10min drive north of work and where we currently live) it is still quicker to get home then waiting at the blasted traffic lights I sit at every arvo, I can go to the block, quick look and home within half an hour or I can sit at traffic lights for 25mins and get home at the same time or later than if I didn't go to the block! Needless to say, I know which one I enjoy most!!! I really love your selection, great work!! anyway did you have trouble with bank when you have post variation and get more funds? apparently, my mate built with them and his post variation was about $17k more than the contract. (obviously he upgraded too much electrical stuff) and bank won't pay for them. I am sure I will be having an upgrade as I really need data cables and theater pre-wired. so please share your experience if you had any issue with bank. Thx in advance. We have had very little drama at all, the bank was slow with our docs because they made an error and had to fix them and took their time but approvals for money and getting the funds drawn has been all ok We actually have plasterboard internal walls now and the bricks should be delivered today. I updated the blog on Monday so there are heaps of photos on there if you want to have a look at that! At this stage aiming for Mid feb completion so hopefully by early March we will be in the place!
