Browse Forums Building A New House 1 Sep 24, 2013 7:44 pm Hi, My husband and I are looking to build our next house (looking at blocks & house designs this week ) At the moment I'm trying to figure out an approx budget for things like flooring, painting & aircon. I love wooden floors, but seriously doubt our budget will allow for them, I know about timber laminate, but am weary as I've heard they warp easily. I know there are waterproof versions on the market, I'm wondering how much they cost per sqm (including installation). Also, roughly how much would a painter and r/c ducted a/c cost? The house we're looking at has approx 210sqm living area. I wrote down all the components we needed for establishing the house after it was built. You can save money by doing a lot of things after handover, but you will need quotes ready to give to your bank to include in the loan if you want them financed as part of your construction. Otherwise the builder can organise them for you as part of your build contract, but this does tend to add a bit of a premium. But, somethimes paying a little bit extra can be worth it and not having to worry about organising it yourself. All done when you move in! The only thing we are getting the builder to to is the ducted air con, mainly because in comparison to the quotes we got, it was the same - so we figured that getting it done with them was easier. As a rule of thumb for Blinds (double rollers and timber venetians), flooring (bamboo & carpet to bedrooms), fencing to 2 sides, a 6.5 x 4.0 m deck and pergola, stormwater, Exposed aggregate driveway (6.5m x 6m) and permimeter paths, site levelling/landscape preparation, turf, basic bark and plants and some various other dress up items. My budget/costs came in at $50,000. (give or take). The aircon was an extra $9,800 and is included under our home contract. So depending on what you want to do, what level of items you want to buy and if you can utilise any friends or family for "mates rates" you could be more or less. All the best. You really have to go out and get quotes on these things and look at what's available because cost can vary drastically between products. Painting and ducted systems can be as much as 10k each and flooring you just can't say without knowing what product you want. To be honest, I think you're getting ahead of yourself. You need to find the plan you want and a builder and look at what they will include. It's only then that you'll know where to even begin with looking at the extras. General rule of thumb with project builders I think is to add on at least 50k to the final tender for all the extras but that varies too. We went with custom builder and our block isn't in a desirable location so we've had to cut everything down considerably. To begin with our extras were going to cost about 30k and we had to cut that in half just for the bank to accept it. My advice is to slow down a little and really focus on what you want for your house first, what you can afford, what the bank will lend you and finding a good block. The rest will come later. Flooring: Carpet or vinyl - you can do it about $45/m2 if it's off the roll - whatever your square metrage is plus about 5% (because there's some waste). Plank/layon vinyl flooring - about$65/m2 plus laying costs which can be significant if the floor isn't prepared properly. I think we were quoted laying about $40m2 Timber Laminates - whatever you pay for them m2 plus laying costs. Similar to plank vinyl laying costs. Real wood - $90-160m2 plus laying costs - again similar to other laying costs. We got a quote for off the roll carpet & vinyl (not super cheap stuff either) for a 210m2 house at about $9-10k including installation. Given we've got small boys, nasty sand problems etc we're happy with that - we'll put something nicer in when the boys stop trashing it. Painting - we've heard and seen prices between $12k and $15k for our home and other houses. R/C ducted - we were quoted $10k last summer in Perth for a small house four or five vents - we already have evap. so we just got some splits for the really bad humidity days instead at about $2.5k each split. Evap. ducted is about $7k. Fencing - varies massively - but budget that in too! And curtains/blinds.... I'm with lmille32 - put $50k aside. And be careful - if it's not in your build contract then you are doing it out of cash at the other end - ie you can't put it on your mortgage. Your mortgage is generally/usually only for what's in your build contract - so factor that in too. You can finance in things that arent in your build contract with some lenders, BUT you do need written quotes for those items ie: flooring, a/c, paving, pergola and need to submit them when you apply. Our lender (ANZ) was most happy with that, but some other places - maybe not. I cant imagine any wouldnt include painting. Our builder is including flooring. If you find a house you like ask them how much they would generally aed to the price of the house and go from there. If you find a house you like then you can organise a walk through and get some prices. For the record we hade paid around 50k extra on the place we are building. This includes bawic things such as eaves, bulkheads, structural changes and also extras such as driveway, stone benchtops and timber bifolds. I think as a general guide you would need to add at least 20-30k to base price but i wouldnt be looking at flooring quotes etc just yet because you dont know whats included through thr builder.
