Browse Forums Building A New House 1 Sep 23, 2013 9:02 pm Hi everyone, We are building the Leon through Simonds Homes. We live in a Simonds built home in Melbourne, and this home in SA will purely be a holiday house. Again decided to go with Simonds as we are already familiar with the processes and quality of the homes. We began our process in South Australia on May 1st this year. We made a simple phone call and Haydn was the man! Within an hour, and having not met us yet, he put together an informal quote. We met up with him the next day before we were due to drive home lol and we polished off the quote with a few changes. A week later, and after chopping and changing a few things we paid our deposit. Simonds were so accommodating and helpful that they arranged for our tile appointment to take place on Saturday May 25th at Beaumont tiles - silver range. Beaumont tiles was so much fun! The range was HUGE and it was hard to decide. I spend many days looking at their website online but that didn't do it justice when I go in there lol. Needless to say allow a good 3 hours for your appointment! The colour selection in the gallery took place on Monday 27th May and there we meet Patricia. She was fantastic. The kind of person who you would just sit down with and have a cup of tea. Couldn't have asked for a better person. She showed us all the range and upgrades and allowed us to take our time. This process took most of the day. Permits from the council were applied for on 4th Sept 2013. We have received our approval TODAY!!!!! Will upload colour choices and upgrades in the coming days. Re: Building the Leon with Simonds Homes in Goolwa North - S 2Sep 23, 2013 9:29 pm Hi & welcome! Looking forward to following your build... We are building the Sierra with Simonds up in Mount Barker (SA). We are due to have our colour appointment in a few weeks time, but so far we have had a fantastic experience. Cannot fault Haydn at all Looking forward to going through the rest now!! Can't wait to see your colour choices... You will have a ball at tiles and the gallery. We had soooo much fun doing our selections. Outside we have gone with Grampian Blue Bricks, Opal fire roof tiles, Woodland Grey gutter, fascia and downpipes, Paperbark window frames and garage door, with the Kew façade. We also have the alfresco area. Inside we utilized our promotion and upgraded to the fusion ensuite, added 20 downlights to the family/kitchen/dining area, extended the kitchen bench in length and width (to form a breakfast bar), added overhead kitchen cupboards, upgraded the oven and range hood, added the bench to the laundry with overhead cupboards, and all built in robes including the WIR we added draws and shelving among some other bits and pieces that escape me. We also added an extra meter to the garage as well as a front window and rear roller door. Our interior colours are as follows: * Main paint colour - stoneware. Feature paint colour - exposure * Kitchen cupboard - Polytec Atrisan Oak. Benchtop - Parbury Bottocino Splashback tile is Gloss latte 100 x 300 laid horizontally. Going from bottom of bench to the ceiling. * Bathroom cupboard - Polytec Soft Walnut. Benchtop - Polytec Bassat Pearl. * Bathroom Floor tile - Solutions Dark Beige 300 x 300. Wall tiles - Solutions Dark Beige 200 x 300. Feature Tile - River Salt Bush 200 x 300 (laid in the niche) and also a line in the middle of tub. * Laundry cupboard - Parbury Limed Oak. Benchtop - Polytec Soapstone. * Laundry floor tile - Lifestyle Charcoal 300 x 300. Skirting tile - Lifestyle Charcoal - 200 x 300. Splashback tile - River charcoal 200 x 300. * Main living area tile - Solutions Dark Beige Gloss 400 x 400. * Carpet - we upgraded to Category 3 - Autumn. We had a massive panic attack though before anything started today. As our garage is being built on the boundary, we were responsible for taking down the neighbors fence. We did this back in early August with the blessing of the neighbor. I received a call from Simonds to advise the fence had not been taken down!!! OMG! Having kittens and helpless being so far away and knowing we don't have twins lurking in SA we were puzzled how this could be happening. Thankfully, we were able to get the other neighbor to investigate for us, and a family member also lives around the corner and went to take a look. Turns out the poor neighbor with the fence down had put it back up temporarily as he has decided to put his house on the market and the real estate agent advised to put the fence back! Argh! Well fence got pulled down and job commenced lol. PHEW! Re: Building the Leon with Simonds Homes in Goolwa North - S 10Oct 01, 2013 9:52 am Oh no! My first house was built on the boundary... the bit that needed taking down was a rotten old trellis, with vines and creepers growing through it, it had pushed it over and it was just kind of leaning there. A little old lady in the neighbouring house had just let it go as it kept her little dog in the yard. We asked her if we could take it down (well we kind of had to!) and luckily she was ok about it, all she asked is that untill the garage was bricked up and formed the new wall, could we put up something temporary a few meters in so her little dog wouldnt get out. We just star droppered and chicken wired a temporary fence for her and she was happy, almost a bit glad that the overgrown rotten trellis was gone! Still, i often wonder what happens if the neighbours just flat out say no? Scary thought. Luckily you got it sorted out and it's all systems go again!! Loooking forward to seeing progress pics Thread: viewtopic.php?f=31&t=66299 Slab: 16/6/14 Frame: 4/7/14 Roof: 22/7/14 Lock Up: 20/8/14 Fixing: 26/8/14 PCI: 9/10/14 Handover: 20/10/14 Re: Building the Leon with Simonds Homes in Goolwa North - S 11Oct 01, 2013 2:56 pm Legally no neighbor can refuse as its part of the building regulation laws etc. Its always so painful though. I have a photo of the scrape. Will figure out if I know how to just add one photo lol Re: Building the Leon with Simonds Homes in Goolwa North - S 13Oct 01, 2013 3:22 pm Wicked, slowly figuring out how to add individual photos lol Ben and I were talking and plotting on how to get perm surveillance to the block so we don't miss out on anything and desperately want to know if they are there today lol Re: Building the Leon with Simonds Homes in Goolwa North - S 14Oct 01, 2013 4:58 pm hahaha we are relocating closer... now we are an hour away, (not nearly as far as you are away from your house) but in 5 weeks we will be about 5 minutes away! Site is looking good! Now it just needs a house Thread: viewtopic.php?f=31&t=66299 Slab: 16/6/14 Frame: 4/7/14 Roof: 22/7/14 Lock Up: 20/8/14 Fixing: 26/8/14 PCI: 9/10/14 Handover: 20/10/14 Re: Building the Leon with Simonds Homes in Goolwa North - S 15Oct 02, 2013 10:02 am That's fantastic! Always a sense of peace of mind to be close and to monitor. A family member kindly took another photo for use. Will upload later. I had a chuckle as one of the letters stated your Site Supervisor will give you a call before site start.....yeah still waiting lol I was more excited seeing these final plans of the house then actually going through the process. It just seems so real now. Coming down this Friday hopefully to watch the slab being poured. Going to confirm with the Site Supervisor tomorrow to make sure its definitely happening Friday May I ask why you chose not to use GJ Gardiner? I'm actually meeting with one of the sales guys tomorrow for an appointment. Definitely not signing anything yet… 3 13254 Hi i am looking to buy an investment near by North Rothbury.
