Browse Forums Building A New House 1 Sep 18, 2013 10:03 am Hi all, We are building in Perth, and have signed a PPA at this stage, after looking at quite a few of the larger companies. Happy with the plan so far, and are just waiting on the working drawings and contracts. Our builder has just come back and said that we can no longer supply our "one trade", as per the agreement, as they have recently changed their rules on this, and no longer allow any trades to be supplied by the owner. We have a very good relationship with our electrician, so are not happy about this at all, especially as it was definitely agreed to before we signed. I know of the other companies we were looking at - Aveling, Summit, Red Ink etc - some of them said that we could supply some of our own trades as well as appliances, light fitting etc. Can anyone tell me which companies are flexible with these things? I can't remember which ones they were, and would be willing to look at some new ones as well. We have not yet decided whether to pull out of our contract with the current company. But it is already leaving a bad taste in our mouth, so we are keeping our options open at this stage. I am worried how many other things they may just change their minds on. I'm also not overly happy about the whole kitchen appliance thing - they give us a low credit back on their appliances, and then charge 30% markup on anything else I want. I know most of them do it, but again, I can't remember which ones were happy to let me supply my own kitchen bits and pieces. We are also doing our own painting/flooring/lighting (LEDs to all living areas), paving etc. They have been really really flexible which has been great. I am not sure about the 'one trade' thing - I guess we are at least having two with the tiler and lighting. You may get 1 at the most. Same goes for owner supplied appliances & fittings. We were able to nominate our own tradie which we used to do all our brickwork. However, we deleted the paving for the driveway, path & alfresco as we are getting someone else to do this after handover. We didn't get a huge credit back for deleting them & I know we would've been charged double if we had wanted to add them to our build, that's just the nature of the industry. We are also getting our lighting done after handover because we got our builder to put junction boxes in so we could get our own electrician to do all our down lighting...again after handover. The only rooms that will have actual light fixtures are our toilets & garage. We did consider supplying our own doors as it was going to cost us an extra $13 per door to do ourselves as compared to an extra $60 per door through our builder, but hubby didn't want to have to do anything so just stayed with the standard doors which were pretty nice anyway. If you end up with an awesome site supervisor like we do, you may be able to get away with supplying a couple things, but I doubt you'd be able to get away with major appliances. We were able to supply chrome floor wastes to our tiler which was a small $50 as compared to the whopping $360 my builder wanted to charge. I know he's pretty good with us doing a lot of things that most site supers simply won't. I would definitely shop around as there are many builders who are happy to go the extra mile for your business & if you're already feeling like its not right..... then it's NOT!!!! Good luck. Maybe once they think you might walk, they might give you the all clear for your own electrician. Always get multiple quotes, no matter how reasonable/cheap you think it is.
