Back in March we posted a topic asking advice on the 'Top 5 things to raise with builder before signing?' we got so much helpful advice from this forum and now in 2 weeks we head to Prestart... excited and anxious at the same time! There are several things we'd love to upgrade but hard knowing what is reality and what is way out of our budget. But some things we are considering... - Semi-Frameless Shower screen - Hobless Shower recess (we think that is what it's called) - Nib wall (to eliminate space between shower recess & cabinet in Ensuite) - Floor to ceiling tiles in bathroom (would love this but imagine it will be rather costly) - Draws in Kitchen instead of cupboards - Splashbacks (still not sure what to do next to the window in the kitchen - standard is just one row of tiles - open to suggestions... please!!!) - Wine rack above fridge instead of cupboards - longer bath tub - Waterfall edge to kitchen (now I think I am dreaming!) - double powerpoints and single (is there much difference in cost) Also advice on lighting would be appreciated... we are thinking of getting LED lighting fitted after handover so only getting RI to wire the junction boxes and have an electrician do the rest. Splashbacks - I am doing mine after handover as RI wanted approx $2000 for one & the 4 quotes I have had direct from the manufacturers are from $1000-$1200. Can't help with waterfall edges as I didn't even look at doing them. For some things we had multiple options costed which helped us decide which we would go with. Your better off asking for the cost and deciding it is too much then not asking and finding out later it was cheaper then you thought Good luck!! Or perhaps a sliding door. fmac, In our original plan we did have a frame added to the WIR so we could easily add a door at a later stage if we wanted. Seems that was missed along with the roller door at back of Garage... need to really study our plans carefully! If you already have overheads above the fridge I would hope it shouldn't be expensive to change to the wine shelf. Did you not get semi frameless shower screens included? It was one of the specials when we signed up! Where abouts are you building? We would also love to do a lot of upgrades but will cost them up first & decide if they are really needed or can wait until a later date!! We're building in a new development in Haynes (Armadale) called Springtime. We've been signed up with RI for about 4 months now and still waiting for our titles to be issued. It was over 3 years ago we walked into our first display home based on this plan and we never found another one that ticked all the boxes for us. Waterfall edges about $1k each side We did our own tiling by sourcing own tiler - does save a few thousand, but is a bit of a pain to organise. We got semi frameless included Nib wall tiled I think was around 700. I believe you can get your own tiler to do this cheaper though. I don't know what you have already thought about but things I would suggest to consider upgrading would be sinks and taps throughout, toilets, showerheads, plenty of power points and AV points where you think you may need them, exterior lights, doors and doorhandles, cornices (not that important but nice feature if you can afford it even in just family room), full width vanity in bathroom, microwave recess, Colorbond gutters and downpipes (good if you plan on living in the house for a long time because they hold there colour forever), garage door. Fmac also suggested mitred tiling which definitely gives a nicer look and will probably only cost $500. We were very happy with how everything went and as we had already made several changes before Prestart we were in and out in about 3 hours... after we had enjoyed the yummy sandwiches A few additional upgrades we made... - Tiled recess to shower in Ensuite (both sides) & Bathroom - Extra bank of 4 draws in Kitchen - Upgraded fixed panel below MW to 1x Drawer - Upgraded towel rails and toilet roll holders - Longer bath (1675mm instead of 1525mm) - Upgraded one side of Ensuite shower rose - Mitred tiling to wet areas - Hobless shower with reflux valve to Ensuite and Bathroom ** ** This was the only thing that we were really disappointed with costing as RI have charged us more than double what our friends are paying with another builder for the same thing! We expected a bit of variation in costing between builders but what we have been charged seems excessive. That must be some kind of record. My prestart meeting (with Redink) is next Monday and I just know I'm going to be there for the whole day. May I ask how much you paid for mitred tiling?
