Just haven't been 100 percent happy with the volume builder process and looking at some other options. Can anyone make any recommendations? We are interested in building a 45sq double storey house in Melbourne's east. I realise the cost can be a big variant depending on what specs you want in the house...but can anyone give me a ballpark price? Depends on final finishes etc. What I found when shopping around is that it generally starts at $10k - $11k per square. That's assuming you have them supply everything ie. if you're not supplying anything yourself. We are now building for the fourth time. Our first house was a custom build and it went two months over contract time wasn't really a problem as we were renting and had no children. The second custom build was way overtime, we had two small children and after 18 months had to move in. We were in a small two bed rental that we were only supposed to be in for six months. They promised to fix everything outstanding after we moved in. Two weeks later they went broke and we fought home owners warranty insurance for nearly three years to get our home fixed and finished. In the end we still did not get everything we had paid for. It was a bitter time. Our third build was with PD. The pre build admin was painful, but we were really strict riding them getting everything in writing and following up everything. When the build started we were there every day. Our B C and SS were great, not saying everything was perfect but everything was followed up. We were in our house six weeks early! We had a few issues after handover but these were all fixed. We are now building with PD again. Yes admin was painful again. We are now into our build. In six weeks there has only been two days that nothing has been done on site. Volume builders don't let you make changes after contract because it is a streamlined process that they just roll out. For us, being able to ensure the build quality and contract time are met is most important, after the floorplan of course! We specified the fixtures from their suppliers so they were the same we would have chosen with a custom build anyway. Just my two cents but it is not all about the financial cost, sometimes it is the emotional cost too. Re: Cost of your custom build? recommend custom builder Melb 4Oct 09, 2013 5:34 pm I had a look at some of the custom builders and I found that in general the price were between ~$15k to $20k per square. Admittedly, all of this is predicated on what finishes you select. If you want marble splashbacks, high end kitchen appliances, whole house render etc. obviously this will affect the price per square. The main benefit a custom builder gives you is the flexibility in options, you're able to select exactly what you want in terms of finishes and there are many of the build elements that you wouldn't need to be involved in e.g. demolition of existing property, connection of electricity prior to build etc. In our case, we found that the volume builder gave us 90% of what we wanted, for the items they didn't offer we have have opted to do it ourselves post handover. It does cause headaches and a lot more oversight and planning, but that additional money could go towards landscaping, furniture etc. so it really depends on what you're comfortable with.
