Browse Forums Building A New House 1 Sep 13, 2013 10:23 am Dear All, I will be thankful if someone can help me with my dilemma. I have a cottage lot & my neighbour and me are having garage walls adjoined. Please find the attached image for reference. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I would like to know the drawbacks and disadvantages of such arrangement. I am concerned for fire and noise. Thanks, dse Re: Advise on zero lot adjoining walls 2Sep 13, 2013 10:33 am There are minimum fire separation design standards for nil setback walls under the Building Code. I'm not sure why noise transmission from a garage to garage is a concern for you. I would prefer this arrangement on a cottage lot. Re: Advise on zero lot adjoining walls 3Sep 13, 2013 10:34 am Should not be any fire issues as both would need to be appropriately rated. The water management on a boundary wall does cost more as the gutters have to be internalised. I do not think there would be any additional noise but I could be wrong. Re: Advise on zero lot adjoining walls 4Sep 13, 2013 12:28 pm Thanks for the advise guys! The noise I am referring to was when ever the neighbour or me drive in or out of the garages.. What about the maintenance of the wall, because we cannot reach the other end for life does that impact. Thanks, Re: Advise on zero lot adjoining walls 5Sep 13, 2013 2:15 pm Technically the other side can only be looked at if you are on your neighbors land. I think the wall should be fine given they a kiln fired bricks. Interested in knowing as I will be having two boundary walls. Cheers Mark Re: Advise on zero lot adjoining walls 6Sep 13, 2013 2:52 pm My current home while not on a cottage block is that exact arrangement. No issue whatsoever over the last 6 years. Never hear any more than the house the other side Hope that helps 101 Residential in Burns Beach viewtopic.php?f=31&t=67711 Shire Approval 31.12.13 Slab Down 15.02.14 Moved in 14.10.14 Re: Advise on zero lot adjoining walls 7Sep 13, 2013 3:25 pm Thanks R34!
