We will shortly commence building in the Bacchus Marsh area. We have found a floorplan that we like through a volume builder that we were originally going to make some small chanegs to. Our family circumstanes have recently changed as a result we are now looking to build a property that has dual residency. We have two options - build the volume builder house, and then add a granny flat to the back yard, or potentially go through a customer builder and build a similar floor plan to what we are after, but then incldue the granny flat under the roofline (so one house, with a small zone (kitchenette, loung & 2 bedrooms) and then the rest of the main house (if that makes sense..) Our preliminary investigations were that a standalone granny flat will be within the $100K budget we are hoping to do it within... Would anybody have any indication on how much more we could expect to pay for a custom builder - (eg: the price of the volume builder house was $220k through the volume builder - if i was to build the same house, plus the extra four rooms for the seperate living zone, is that likely to set me back more than the $100K extra....?) I know the only way to get an accurate price is to actaully speak with a volume builder, but i was interested to do some background work before hand to get an idea of the feasibility of going through a custom builder... Re: Volume builder vs custom builder 2Sep 11, 2013 2:40 pm In my limited experience and very vague terms; Volume Builder: $1,000 - $1,200 per m² Custom Builder: $1,300 - $2,000 per m² So your Volume Builder house $220k + Granny Flat $100k sounds like 290m² total. There are efficiencies in building as one home (say 10%), so I'd expect a 290m² home with a custom builder to cost you $350,000 minimum. IMHO you really need to get it costed both ways, if planning on making a lot of modifications to a volume-builder design ... and depending on what you want in the residences. On something totally different; you've looked at the dual-occupancy regulations I assume? Obviously I'm in a totally different state, in a totally different council area & with a totally different block, but we couldn't build a dual-oc house/townhouse with two kitchens under the same roof yet we could build a house with separate granny-flat. Main reason we went custom was design reasons. People have also posted experience that volume builders price isn't what it seems once you add in the selections you actually want, such as fittings, flooring, number of power points per room etc. Re: Volume builder vs custom builder 6Nov 14, 2013 1:28 pm Hi did you decide on a builder we are in the same situation building in bacchus marsh. Hi, Seeking volume or semi-custom builder in victoria(east), which have existing double story wide floor plans. Seeking 18-20m wide homes with depth of 12-15m long.
