Browse Forums Building A New House 1 Sep 10, 2013 8:26 pm Hey guys, We are building the Waterfall 34+3 with Clarendon at The Ponds. We've completed insulation and about 1/4 way into Gyprocking. Then then house will be at lock up. How long does the lock up phase take approximately (note we will be completing flooring and external rendering/painting after handover)? Cheers, Sand. Re: How long is the lock up stage? 2Sep 11, 2013 8:56 pm Hi Sand, Sounds like you might be 4-6 weeks away from handover? It really depends on demand/supply with the tradesmen and currently demand exceeds supply e.g. was told there are usually 4 people involved with the frames stage but with my build they had to split into 2 teams of 2 to keep other builds progressing. I think your SS will be in a better position to provide an estimate as they would factor in tradesmen availability, appliances stock, and so forth. How are you finding the build so far? Which Ponds release are you building in? Built Wentworth 33 with Clarendon Homes Re: How long is the lock up stage? 3Sep 12, 2013 6:19 pm dotgif How are you finding the build so far? Which Ponds release are you building in? Thanks dotgif! Hope it'll be soon. BTW - I think your's is essentially the same as ours. So far we're pretty happy with Clarendon. Few hiccups during DRP submission and then clear sailing. Our's is part of the Lorious release (Butterfly Lane). How are you finding the journey so far? Site Acceptance/Excavation - 5 June Slab completed - 15 June Frame completed - 29 June Bricks completed - 16 July Roof tiles- 27 July Roof completed/scaffolding down - 16 Aug Electricals/alarms/water proofing etc. - 4 September Insulation + Gyprocking completed - 12 September (today) Re: How long is the lock up stage? 4Sep 12, 2013 7:41 pm sandunsa BTW - I think your's is essentially the same as ours. Yes, saw your earlier posts - same home design, though we moved our alfresco from outside meals to outside family. We also had the same experience with DRP, because we are on a corner lot, this introduced some unwanted delays during the admin process. sandunsa Our's is part of the Lorious release (Butterfly Lane). Nice! We actually quite like the naming convention over in the Lorius release and Butterfly Lane rolls off the tongue a whole lot easier than Estuary Crescent (Silverleaf release) where we are! sandunsa How are you finding the journey so far? Overall, going fine but with a few potential hiccups? We are actually comparing our build with another similar size build by Wisdom H. on Ridgeline Drive. We were ahead by 9 days at slab, but fallen behind by 4 days at frames completion. They already have their bricks delivered and ready for the next step but we will be delayed further because our initial brick selection (Everyday Life 'Brown') is discontinued, so I had to reselect yesterday; am waiting for the building variation to come through for signing. And the brick we selected (Metropolis 'Topaz') is out of stock, with the next shipment approx 2 weeks away. Which brick did you select? [18/09/13 Update: received the building variation (BV) for the brick re-selection] How was the finish of your concrete slab, any cracks? We noted a number of hairline cracks which is a bit of a concern; we will have an independent inspection prior to the internal linings and will raise the question then. Another item I noticed at framing is the doorway from Leisure to Nursery is missing. Have reported to my SS and CSC already. I'm guessing you didn't have this issue? [18/09/13 Update: fixed kudos to my SS] Other than these, journey so far has been exciting. I can certainly understand you wanting the build to finish asap so you can move in, install the flooring and rendering. Hope that day comes sooner than you think!
