Browse Forums Building A New House 1 Sep 08, 2013 11:05 am Due to the time our house is taking to build (nearly 3 months behind schedule and only on earth works) and no resolution in sight... We are now considering building our shed early and living in it. I know the building has to be class 1 to include windows, plumbing etc.Our council allows it. Does anyone have some tips or tricks? What are your alternatives? Can you move in with someone else and use the shed instead to store your stuff? I'm not sure what else you've considered. Living on a working building site would be pretty miserable, and five acres isn't that big (I live on five acres) - you'll get sick of the site pretty darn quick, and tradies will not like having you there - it cramps their mojo or something. Another thing is the amount of money you'd pour into making the shed livable and legal - if you are planning to move into it I assume money is already tight - would this be a waste and greater than the cost of a cheap rental (if such a thing exists) somewhere? We are currently living with my parents which isn't bad but I have horses so it would much easier to feed etc if we lived there. I also have children and I don't want to make too many changes to their schooling so I thought if I lived there it that might be easier too. We own an investment in Baldivis so that's an option in October or early Nov but then I still have the existing problems and really good tenants. Eeeek quite the conundrum because you are right I don't want to over spend on the shed to fit it out. What is in your build contract re delays? I'd take all that into account. I'd try to find a house to rent locally cheaply if I could rather than live in a shed.... even if it's a bit small and the kids share a room and the roof leaks - it's not like it's permanent. A shed, plus tradies, plus kids, plus I assume horses in the heat of summer will be pretty miserable. Re: Living in shed on 5 acre block Oakford 5Sep 08, 2013 7:41 pm Hi Marisi, We are owner building a 300sqm extension of 5 acres we live on site with our 9 year old boy and don't have any dramas (actually over the Xmas holidays when the Brickies where there he learnt an awful lot). We have rules and he's not allowed 'on site' without an adult. Its illegal under the Health Act to live in a shed without Council permission to convert. Just be mindful that some Councils only allow one dwelling on a lot and therefore if you fit out a 'shed' to be a dwelling/class 1 building then you might not be able to build you house. Another option that some Council's allow is a temporary accommodation on lots by staying in a caravan. There are provisions under the Caravan Parks and Camping Regulations for a local government to grand 12 month approval. 11. Camping other than at a caravan park or camping ground (1) A person may camp — (a) for up to 3 nights in any period of 28 consecutive days on land which he or she owns or has a legal right to occupy, and may camp for longer than 3 nights on such land if he or she has written approval under subregulation (2) and is complying with that approval; (b) for up to 24 consecutive hours in a caravan or other vehicle on a road side rest area; (c) for up to 24 consecutive hours in a caravan or other vehicle on a road reserve in an emergency, unless to do so would cause a hazard to other road users or contravene any other written law with respect to the use of the road reserve; (d) on any land which is — (i) held by a State instrumentality in freehold or leasehold; or (ii) dedicated, reserved, or set apart under the Land Administration Act 1997 or any other written law, and placed under the care, control or management of a State instrumentality, in accordance with the permission of that instrumentality; or (e) on any unallocated Crown land or unmanaged reserve, in accordance with the permission of the Minister within the meaning of the Land Administration Act 1997, or a person authorised by the Minister to give permission under this paragraph. (2) Written approval may be given for a person to camp on land referred to in subregulation (1)(a) for a period specified in the approval which is longer than 3 nights — (a) by the local government of the district where the land is situated, if such approval will not result in the land being camped on for longer than 3 months in any period of 12 months; (b) by the Minister, if such approval will result in the land being camped on for longer than 3 months in any period of 12 months; or (c) despite paragraph (b), by the local government of the district where the land is situated — (i) if such approval will not result in the land being camped on for longer than 12 consecutive months; and (ii) if the person owns or has a legal right to occupy the land and is to camp in a caravan on the land while a permit has effect in relation to the land. We all stayed in a caravan on site and set up the large shed as a "living room". Half the shed was storage for furniture and everything else, other half had some carpet laid out, a TV and couch, fridge etc. We lived like that for about 6-8 months I think.
